GEOTECHNICAL REPORT
THE LAND OFFICE
GOLDENVIEW TRACT
ANCHORAGE, ALASKA
1.0 INTRODUCTION
This report presents the results of subsurface explorations, laboratory testing, and
percolation testing to assist the Alaska Mental Health Trust Land Office in the subdivision
planning of a 120 acre parcel of land located west of Goldenview Drive in Anchorage, Alaska.
To develop the criteria for use in design, 54 test pits were excavated at the site. Percolation tests
were conducted in 19 test pits by KND Engineering of Eagle River, Alaska. Soil samples
recovered from the test pits were returned to the Shannon & Wilson laboratory for visual
classification and testing. Included in this report are a description of the site and project,
subsurface explorations and laboratory test procedures, and interpretation of the subsurface
conditions.
Written authorization to proceed with this work was received from Alison Smith of the
Alaska Mental Health Trust Land Office on September 4, 1998.
2.0 SITE AND PROJECT DESCRIPTION
The 120 acre parcel of land is generally "L" -shaped and is located west of Goldenview
Drive, south of 172"d Avenue, and east of the gas pipeline trail in south Anchorage, Alaska. It is
understood that a 15 acre parcel in the southeast corner of this parcel may be traded with a 11.35
acre parcel of land owned by the Heritage Land Bank located generally west of the gas pipeline.
A general vicinity map is presented in Figure 1.
One test pit was excavated on the Heritage Land Bank's 11.35 acre parcel of land. Four
test pits were proposed for this parcel. Due to the steep terrain, the excavator was only able to
travel to one location. This generally shows that this land will be difficult to develop.
At the time of the exploration, the site was undeveloped and covered with alder, spruce, and
birch trees and devil's club. There was an organic mat over the area. There were'several small

swampy areas with drainage creeks that flowed down the hillside. A detailed site plan is
presented in Figure 2. As shown by the contours on the site plan, this site is on a hillside
location, which generally slopes to the west. There is approximately 400 feet of grade change
from Goldenview Drive to the gas pipeline trail. The horizontal distance is approximately 2700
feet. This translates into an overall slope of approximately 15 percent.
3.0 SUMMARY OF FIELD EXPLORATIONS
Fifty-four test pits, designated TP -1 through TP -54, were excavated at the site from
September 14 through September 18, 1998 to define subsurface conditions. The locations of
these test pits are shown in Figure 2. These locations were surveyed by Crazy Mountains Joint
Venture of Anchorage, Alaska. Soils encountered were visually classified in the field and
verified by laboratory testing according to the Unified Soils Classification System that is
presented in Figure 3. Detailed logs of the test pits are presented in Appendix A. Table 1
summarizes the test pit locations and includes the state plane coordinates and elevations for the
test pits. Percolation tests were conducted according to current DEC standards by KND
Engineering. Detailed percolation test logs are presented in Appendix B. Table 2 presents a
summary of the percolation tests.
Excavation services for this project were provided by B -C Excavating of Anchorage,
Alaska using a Hitachi EX -200 track mounted excavator. An experienced engineer from
Shannon & Nilson, Inc. was present continuously during excavation to locate the test pits,
collect samples, log subsurface conditions, and monitor any groundwater encountered.
The test pits were advanced to depths of about 15 feet. Many of the test pits were
advanced to lesser depths due to bedrock or very hard material. The sampling plan included
collecting samples from each soil layer encountered in the test pits. As the test pits were
excavated, samples were recovered from either the bucket of the excavator or the stockpiled.

Many of the test pits had a four -inch diameter HDPE perforated pipe installed to monitor
groundwater in the future. The presence of the wells is noted graphically in the test pit logs in
Appendix A.

At the end of the excavation, the test pits were backfilled with native material. Most of
the test pit locations were staked prior to excavation by the surveyor. All test pits were staked or
marked on the well upon completion for a physical marker of the test pit.
4.0 LABORATORY TESTING
Laboratory tests were performed on all samples recovered from the test pits to verify field
classifications and to determine the pertinent behavior characteristics of the typical materials
encountered at the site. The laboratory testing was formulated with emphasis on determining the
material classification, moisture, and frost characteristics.
Twenty-nine water content tests were performed on samples from the test pits. These
tests were conducted in accordance with procedures described in ASTM D-2216. The results of
the water content measurements are presented on the test pit logs in Appendix A.
Grain size classification tests for this project consisted of twenty-nine mechanical sieve
analyses to confirm the field classifications and to estimate permeability characteristics and frost
susceptibility. These tests were conducted generally according to procedures described in ASTM
D-422. The results are presented on Appendix C.
5.0 SUBSURFACE CONDITIONS
The subsurface conditions at the site are depicted in detail on the test pit logs in Appendix
A. The test pits for this study encountered somewhat similar material in all of the holes. The
typical soil profile started at the surface with a one -foot thick orange brown silty sand organic
mat, followed by brown, silty, gravelly sand (glacial till), which extends to the bottom of the test
pits. The dominant soil layer below the organic mat had a substantial number of cobbles near the
surface. The cobbles were present, usually in lower concentrations, to the bottom of all of the
test pits. The general soil description is consistent with a glaciofluvial deposit.
Some of the localized low areas tended to be swampy. At these locations there was
typically several feet of soft, black peat and organic silt overlying glacial till. These areas tended
to be quite wet at the surface. The glacial till in these areas seemed to have more blue clay/silt
than other areas of the site.

Based on the conditions encountered while excavating the test pits, it is believed that the
granular soils are generally medium dense to very dense. The test pits generally had vertical
sidewalls during the excavation of the pits. Also, there was difficulty while digging through the
cobble -rich sand zone, due to the very dense nature of the deposit.
The moisture contents of the soil samples ranged from about three to 29 percent.
Groundwater was encountered during excavation of many test pits. Depending on the
soil profile, the depth to groundwater varied from the surface to below the bottom of the test pit
at 15 feet. In our experience, fluctuations in the groundwater of five feet or more may occur due
to seasonal changes in snowmelt and rainfall.
6.0 CONCLUSIONS
The soils encountered on the site are similar to those found over much of the hillside. The
groundwater conditions and depths to substantial refusal are also similar. In summary, with
respect to future development, the following conclusions can be made:
1. Building foundations will not require unusual engineering. In some areas, shallow
groundwater may require subdrains. Standard spread footings will provide adequate
support for low-rise structures.
2. The near surface soils are typically moderately frost susceptible. These conditions can
be incorporated into design for road, streets and drainage. Some areas have water near
the surface and would likely glaciate in the winter, if a road is present.
3. Percolation tests indicated generally slow permeability, similar to most areas on the
hillside. This, coupled with areas of high groundwater and shallow bedrock will
require alternative systems for septic disposal in some portions of the property.
Additionally, some of the land has a slope greater than 25%, making on-site disposal
very difficult.
4. The Heritage Land Bank parcel to the west of the gas line is very steep, and as such is
marginally developable, either as a school site or as a residential development.

7.0 CLOSURE AND LIMITATIONS
The analyses, conclusions and recommendations contained in this report are based on site
conditions as they presently exist and further assume that the exploratory test pits are
representative of the subsurface conditions throughout the site, that is, that the subsurface
conditions everywhere are not significantly different from those disclosed by the exploration. If
during construction, subsurface conditions different from those encountered in the exploratory
holes are observed or appear to be present beneath excavations, we should be advised at once so
we can review these conditions and reconsider our recommendations, when necessary.
If substantial time has elapsed between submission of this report and the start of work at
the site, or if conditions have changed because of natural causes or construction operations at or
adjacent to the site, we recommend that this report be reviewed to determine the applicability of
the conclusions and recommendations considering the time lapse or changed conditions.
Unanticipated soil conditions are commonly encountered and cannot be fully determined
by merely taking soil samples or excavating test pits. Such unexpected conditions frequently
require additional expenditure be made to attain a properly constructed project. Therefore, some
contingency fund is recommended to accommodate such potential extra costs.
