HomeMy WebLinkAboutSTUCKAGAIN HEIGHTS ADD 3 S12662Onsite File 13030 Sues Way, Anchorage, AK 99516 907-350-9566 / FirstWaterAK@gmail.com July 15, 2022 VIA EMAIL BENJAMIN & REBEKAH GARNETT 9800 BASHER DRIVE ANCHORAGE, AK 99507 RE: STUCKAGAIN HEIGHTS ADD 3 BLOCK 3, LOT 5A – ANCHORAGE, AK WASTEWATER SYSTEM REPORT Per your request, we have evaluated the above subject properties by conducting a site visit, review of existing soils, groundwater analysis, MOA design, and review of adjacent properties along with MOA documents to ascertain the feasibility of the lots to support onsite water and wastewater systems. Per this investigation, it is determined that the lots of the proposed plat can and do support on-site water systems and conventional wastewater systems and if needed will support advanced wastewater systems per Municipality of Anchorage (MOA) On-Site water and wastewater codes. This investigation was based on MOA AMCC15.65.410 Subdivision Standards and observations of the day in which the evaluation or testing were performed and according to available MOA on-site record documents. The slopes found on site were as described and permitted (MOA SW070176) per the existing design that was reviewed in the MOA file. An existing conventional permitted MOA system appears to be adequate to serve the proposed structure, but would need to be renewed with the MOA and most likely a new plot plan or lot layout with the proposed house. An advanced wastewater system could be used too and would be a Category III system (i.e. Advantex) with well setback separation requirements of 50’ and other separation reductions from a typical conventional wastewater system. The assessment of the condition of the lots applies only to the conditions as of the days inspected and per visual observations. Various and dynamic characteristics of subsurface conditions that may not be observed from the surface, changes in land use, local soil characteristics, groundwater levels that may fluctuate during the year are outside the control of the evaluator of the lots and no guarantee can be given that no unseen encroachments, deficiencies or discrepancies exist. B3 L5 July 15, 2022 Page 2 of 2 However based on this investigation, it appears that the lots can support on-site wells with either conventional wastewater / septic systems or advanced wastewater systems. Based on this investigation, which was completed in compliance with state and municipal regulations and industry standards, I have certified the adequacy of this site.
