The designed system will serve a proposed 2-bedroom, single-family home. The subject property is vacant with no existing structure. An existing permit, OSP241297, has been previously issued but the homeowner has since decided to include a second bedroom on the proposed home. Wells The subject property does not have an existing water well. Neighboring parcels are served by private water wells. The homeowner intends to install a water well. There are no wells within 100' of the designed septic system. A thorough inspection was made within 100' and the proposed septic field and no water wells were found to be located within the 100' separation distance. An alternative well site is provided as an option to the homeowner but will require the homeowner to utilize the alternative septic tank location as identified in the plans. Soils AK Built Construction & Design, LLC (AK Built) performed test holes, a percolation test, and groundwater monitoring on August 9th and September 6th, 2024. Groundwater was encountered in TH-01 at seven (7) feet below ground surface (BGS). TH-02 did not encounter groundwater, but groundwater was observed at least seven (7) days later at seven and a half (7.5) feet BGS. The percolation rate in TH-02 was two and a quarter (2.25) minutes per inch. An application rate of 1.0 gallons/day/square feet shall be used for a conventional wastewater system with filter sand. An additional test hole, TH-03, was excavated October 41h to determine the soil characteristics for a reserve field. TH-03 soil characteristics are similar to TH-02 soil characteristics. Wastewater disposal systems The designed wastewater disposal system is a wide trench system with 6" of sewer rock below the pipe invert and a 24" sand filter. The reserve field is located adjacent to TH-03. TH-03 soil profile and characteristics mirror TH-02 soil profile and characteristics. Existing disposal site There is no existing disposal sites located on the subject parcel. Neighboring parcels with existing disposal sites do not impact the subject parcel and the proposed system will not negatively impact neighboring parcels. Drainage There is no surface water located within 100' of the designed system. Topography The designed system is in the east corner of the subject property. The surrounding property slopes from northeast to southwest. Steep slopes exist in the vicinity of the designed system, as shown in the plans. The proposed wide trench system is installed on a slope greater than twenty-five percent, but less than forty-six percent. Vertical separation distances below the disposal field are measured from the bottom of the sewer rock at the up -gradient side. The proposed wide trench does not exceed sixty inches in width. Any disturbed vegetation within fifty feet down -gradient of the proposed system will require erosion control vegetation or an approved equal. MONITOR TUBES SHALL NOT BE CONNECTED TO THE DISTRIBUTION PIPE NETWORK. THE PORTION OF A MONITOR TUBE EXTENDING DOWN FROM THE LEVEL OF THE HORIZONTAL DISTRIBUTION PIPES TO THE BOTTOM OF THE DRAIN ROCK SHALL BE PERFORATED. AN APPROVED PERMEABLE GEOTEXTILE SILT BARRIER SHALL BE INSTALLED COVERING THE ENTIRE TOP SURFACE OF THE DRAIN ROCK PRIOR TO BACKFILL. 20. THE DISPOSAL FIELD COVER SHALL BE A MINIMUM OF TWO FEET DEEP, OVER THE TOP OF THE DRAIN ROCK.
