Comments: This investigation was completed in compliance with MOA guidelines, regulations,
and best industry practices / methods. The assessment of the condition of the well and septic
applies only to the conditions as of the day tested. The flow and absorption rates may change
due to subsurface conditions that may not be observed from the surface, changes in land use,
local soil characteristics, groundwater levels that may fluctuate during the year, quality of
construction (workmanship & materials), the water usage of the family being served by the
system and maintenance. The operational life of all well and septic systems are subject to
these various and dynamic characteristics and are outside the control of the evaluator of the
well and septic system. Therefore, any or NO estimate of how long a system will function satisfactory
for current or future occupants or guarantee that no unseen encroachments, deficiencies or

GRANT OF EASEMENT
This easement agreement is made between Rich L. Knowles, Jr., whose address is 7760
Hacienda Drive, Anchorage, Alaska ( Grantor), owner of the land described as Lot 6, Block 4,
Abbott Loop Manor Subdivision (herein Property) according to the Plat No. P -647A, records of
the Anchorage recording District, Third Judicial District, State of Alaska, for a good and
valuable consideration, the receipt whereof is hereby acknowledged, and does hereby grant unto
James A. Boring and Merrileigh J. Boring, whose address is 7740 Hacienda Drive, Anchorage,
Alaska (Grantee), owner of the land described as Lot 5, Block 4, Abbott Loop Manor
Subdivision according to the Plat No. P -647A, records of the Anchorage recording District,
Third Judicial District, State of Alaska, the following grant of easement: described as:
A perpetual, non- exclusive right of way, to provide access by an area not to exceed
Sixty( 60) feet in width for the construction, maintenance, repair and inspection
of a water well and water line servicing Lot 5 & Lot 6, Block 4, Abbott Loop Manor Subdivision,
Anchorage, Alaska: and
A perpetual right to construct, install, operate, maintain, repair, inspect, use water well,
including all facilities (eg. casing, pumps, water line and electric line) needed to
operate said well, in, under, upon, about, over and through Lot 6, Block 4, Abbott Loop Manor
Subdivision, Anchorage, Alaska, said well to serve both Lot 5 & Lot 6, Block 4, Abbott Loop
Manor Subdivision, Anchorage, Alaska.
Said easement more particularly described as depicted on the attached Exhibit A prepared
by Lang & Associates, inc, Professional Land Surveyors, having the dimensions as indicated by
the line data thereon, an area of approximately 50 square feet.
1. The easement granted hereby shall not in any manner be dedicated for, or subject to, use
by the public. The use of this easement shall be exclusive to Lot 5, Block 4, Abbott Loop
Manor Subdivision. Within this easement, rock, soil, sand, gravel and vegetation may be
excavated and removed to construct, improve, maintain and repair the trail area.
2. Grantee may maintain, at Grantee's sole expense, the well access trail described with
particularity above, for the purpose of effectuating the Grant. Grantor may not place
permanent structures over such area or otherwise make access to the well impracticable.
3. The Easement granted and created is intended to and shall run with the land, with the
benefit of the easement appurtenant to the respective dominant parcel and the burden of
the easement appurtenant to the servient parcel. This easement shall be binding and the personal
representatives and be perpetual.
