We summarize our field efforts and the results of our field and laboratory testing in the following report. This report is a revision of our original report which we submitted to CY Investments, LLC on August 19, 2025 and includes the results of additional groundwater level monitoring that we recently completed at the project site. Field Activities We completed a subsurface exploration and percolation testing program at the project site between July 11, 2025 and July 16, 2025. Under our direction, BC Excavating, Inc. excavated a series of 13 test pit explorations across the project site: one within the pre-established septic drain field reserve area for each proposed lot within the subdivision. We have plotted the approximate location of each test pit/percolation test on Figure 1 of this report and have included a graphical log of the subsurface conditions that we observed in each test pit on the percolation test reports contained in Appendix A of this report. During our test pit program, we collected representative samples of the native soils from the corresponding depth of each planned percolation test and sealed each soil sample inside of an air- tight bag, to help preserve the moisture content of each sample, and then submitted each soil sample to our laboratory for further identification and analysis. We tested each soil sample in accordance with ASTM D-6913 to determine the particle size distribution of each soil sample. The results of our geotechnical laboratory analyses are provided on the laboratory test reports contained in Appendix B of this report. Prior to backfilling each test pit exploration, we installed one-inch diameter slotted PVC casing to the bottom of the test excavation to allow for the measurement of static groundwater levels. Septic Drian Field Reserve Adequacy Testing (Rev. 1) NGE-TFT Project #10105-25 Panoramic Ridge Subdivision CY Investments, LLC Anchorage, Alaska October 24, 2025 Page 2 of 2 11301 Olive Lane Anchorage, Alaska 99515 ∙ Phone: (907) 344-5934 ∙ Fax: (907) 344-5993 ∙ Website: www.nge-tft.com Following completion of the test pit program, we conducted a percolation test at each test pit location in general accordance with the falling head percolation test procedure outlined in Table 3.8 of the EPA Onsite Wastewater Treatment & Disposal Systems Manual (as specified in Chapter 15.65 of the Anchorage Municipal Code of Ordinances). The results of our percolation testing are detailed in the individual percolation test reports contained in Appendix A of this report. We conducted a preliminary round of groundwater level monitoring on July 16, 2025 and found all 13 monitoring wells to be dry (i.e., no shallow groundwater). We completed a second round of groundwater level monitoring at the project site on October 23, 2025 and found 11 of the 13 monitoring wells to be dry (i.e., no shallow groundwater). The remaining two (unmeasured) wells (located on Lots 3 and 12) were damaged to the point where we could not complete any additional groundwater level monitoring. However, based on our findings at the other 11 test locations onsite, we also expect groundwater at test locations TP03 & TP12 to be deeper than 10 to 11 feet bgs. Summary of Findings In general, each septic reserve area located on the project site is underlain by granular soils which typically classify as well graded to poorly graded sand/gravel with silt to silty sand/gravel by the Unified Soil Classification System. Our test pit program, along with our subsequent groundwater level monitoring efforts, both suggest that there is no shallow groundwater present across the project site above a depth of approximately 10 to 11 feet below the existing ground surface. Our percolation testing onsite suggests that these soil types exhibit percolation rates ranging from approximately < 1 min/in up to 3 min/in. According to Table 7 of Chapter 15.65 of the Anchorage Municipal Code of Ordinances, sites with percolation rates < 5 min/in require a minimum septic reserve area of 10,000 ft2, which is the minimum size currently proposed for each lot within the new subdivision (see Figure 1 for table of proposed septic reserve areas).
