All construction shall be in accordance with:
1. The attached approved design.
2. All requirements specified in Anchorage Municipal code Chapters 15.55 and 15.65 and the State of Alaska
Wastewater Disposal Regulations (18AAC72) and Drinking Water Regulations (18AAC80)
3. The wastewater code requires inspections during the installation. The engineer shall notify the Development
Services Department per AMC 15.65. Coodinate with On-Site staff regarding preferred method.
4. From October 15 to April 15, a subsurface soil absorption system under construction during freezing weather
shall be either:
a. Opened and Closed on the same day, or
b. Covered, sealed, and heated to prevent freezing

Special Provisions:
A test hole is required prior to construction of the absorption field, in the location shown on the site plan, to
confirm minimum separation to impermeable soil and seasonal high groundwater, as well as percolation rate.
Construction may proceed at your own risk prior to 7-day groundwater monitoring. If results require a design
change, construction shall stop pending approval of a change order. Please submit results with the inspection
report (or change order, if required).

Initial Septic System
Design Narrative
The owner plans to have a 3‐bedroom single family home constructed on the subject property in 2026.
The proposed initial well and septic system is detailed on the design drawings. The drainfield design is
based on adjacent property soils testing, and requires a soils verification test hole to be completed prior
to construction of the drainfield. Adjacent property soils appear to be fairly consistent. All of the test
holes were dry, and most had sandy gravel percolating at <1‐mpi. The closest soils test hole was for
Cottonwood Heights, Block 1, Lot 14, which had SW soils and a total depth of 15‐feet. The proposed
drainfield design is based on the total depth of the Lot 14 test hole, and the gravel soils found on the other
properties, which will require a 2‐foot sand liner under the drainfield.
If the well and septic system are constructed as designed, they will;
Satisfy all code required separation distances,
Not cause any probable adverse impacts to adjacent properties,
Not negatively impact existing wells and septic systems on adjacent properties,
Not be adversely affected by potential drainage that could flow onto and off of the subject
property.
