I have been obtaining .some bids on the work & there appem's to be a problem in getting a well drilling rig into the co~fines of the proposed relocated well location. An alternative site for a new well does exist on the west end of thc property. This well site does not adversely impact neighboring lots. The majority of the 1 O0 foot radius extends on roads, bridges, and mad easements. The developed lot to the north has a small portion within the 100 loot radius, but does not adversely affect development I have included the alternative well location site on the plan view drawing. An existing crib is being replaced by a new septic system. The existing water well is to be abandoned and a new well drilled. A 4' separation between the property line and the alternate trench is required due to lack ofspace. Included are design plans & specs, design guidelines, & soil tests. A new septic system is necessary to replace an unapproved crib. This requires a ncav 1,000 gallon septic tank and ne~v deep trench. This lot is about ½ acre in size and no adverse impacts are expected from development. The neighboring subdivision lots are large and are served by on-site s)~tems. The close proximity of Peters Creek only allox~ this tight design configuration. The lot to the east is developed with no conflicts to the existing septic system, property line or ~ter line. Soil tests discovered sandy gravel soil with lo~v silt content. The soil percolation was less than I rain/inch with more than 50% passing the//4 sieve. An application rate of 1.2 GPD/I=ITM ~s used for sizing the absorption trench. Groun&~=ter ~vas monitored for over one week and reported on the soil log. The existing crib will be abandoned & crushed. A 4' separation from the property line to the alternate trench site is required in lieu of the required 10' separation, due to the tight configuration. The existing ~tcr well requires abandonment per MOA specifications. Fill with concrete or approved grout, cut offthe casing below ground level and weld a cap over the casing. A new water well requires construction at the location on the drawing. Water well & water line to be constructed per MOA specifications. Connect ~ater system to existing plumbing system. Specification Requirements: All components and WOrk must comply with the Municipality of Anchorage Specifications (AMC) & State of Alaska Drinking Water Regulations and Waste~ater Regulations.
