Reference: Septic System Upgrade for Eagle River Valley Manchettes S/D; Lot 23D
To whom it may concern:
The 4 bedroom house on the referenced property is served by public water and a private septic
system. Per MOA records, the septic system serving the subject property was installed in 2003
and consists of a 1000 gallon septic tank and a deep trench type drainfield (41 feet long x 3 feet
wide with 5 feet of effective) and was sized only for 3 bedrooms. The drainfield is currently in a
state of failure and needs to be upgraded for the sale of the home. A test hole has been
excavated on the property. Attached is the soil log from the previous engineer, Steve Eng, P.E.
We are proposing that a new 1250 gallon steel septic tank (with conventional coating) and a
new 5 -wide type drainfield be installed. Due to the existing tank have more than 5 feet of cover,
a plastic tank could not be used for this upgrade. The proposed drainfield has been design
around the 30 foot radii GEG test hole #1 and Mr. Eng's test hole. Comments regarding the
septic design are summarized as follows:
1. SOILS: See the attached logs which shows the soil classifications, groundwater monitoring,
and the percolation test results. We are proposing that a confirmation percolation test be
performed prior to construction so that the primary site and alternate site are encompassed
within the 30 foot radii of these test holes. Please provided this as a special provision on the
permit.
2. DRAINFIELD DESIGN: See attached design drawing for drainfield specifications.
3. SURFACE WATERS: No surface waters were observed within 100 feet of the proposed
septic system.
4. TOPOGRAPHY AND DRAINFIELD TO SLOPE CONTOUR WAIVER: The general
topography in the area of the proposed upgrade is generally flat. The overall topography in the
area generally running from East/Northeast to West/Southwest. Attached is a MOA contour map
for your review which shows the slope conditions. As can be seen on the MOA contour maps
and based upon some elevation shot taken by GEG Consultant, Jody Maus, there is
approximately a 3 to 3.5 foot elevation difference in grade from the North end of the proposed

drainfield to the South end. The maximum total depth of the 5 -wide drainfield will be 11 feet on
the North end, which will make the South end 7.5 to 8 feet deep. All the effective depth will be in
the soil strata that the percolation test was performed in and all the drainrock will be below the
organic and loamy soils. We are requesting a waiver to allow the drainfield to be installed with
this type of grade change and not exactly parallel to slope contours. There is a small cutbank
that is approximately 3 to 4 feet high along the west property line; however, this will not effect
this installation since the elevation of effective depth will be below the elevation at the base of
this cutbank.

SPECIFICATIONS & DESIGN GUIDELINES
Wastewater System Sizing: This is an existing single family, 3 bedroom home. In a
recent adequacy test, the trench performed marginally. A new parallel trench is planned
per the design sheet. The 1,000 gallon septic tank will remain in place. A diverter valve
will be added and new deep trench. This lot is about '/2 acre in size and no adverse
impacts are expected from development. The neighboring subdivision lots are large and
are served by on-site systems. The entire subdivision is served by a public water system.
The lot to the west is developed with no conflicts to the existing septic system, property
line or water line. The previous soil test will be used- sandy gravel soil with low silt
content. The soil percolation was 4 min/inch. An application rate of 1.2 GPD/FT2 was
used for sizing the absorption trench. Trench Length= 375 FT2/5'x 2 = 37.5'; say 40'.
Specification Requirements: All components and work must comply with the
Municipality of Anchorage Specifications (AMC) & State of Alaska Drinking Water
Regulations and Wastewater Regulations.
• Use Existing Two compartment, 1000 gallon septic tank. Watertight couplings on
inlet& outlet. Add diverter valve after the tank cleanouts.
• 5' minimum between the tank and bed. 10' to property lines.
• 3' of cover or insulation is required for trench; an equivalent of 1" insulation for
1' foot soil cover.
• Solid pipe must be set on well compacted, stable soil.
• 4 inch diameter cleanouts with airtight caps are required 1' to 4' from foundation
wall, prior to any 90 degree bend in 4 inch line, in each tank compartment, and two
adjacent opposing cleanouts between the tank and the absorption field, not more than
10' from the tank positioned to provide cleanout access towards the tank and towards
the absorption field.
• All cleanouts must extend to at least ground level.
• In solid pipe runs, ASTM D-3034 may be used in lieu of cast iron.
• Trench to be placed level, minimum of 4' to groundwater, 6' to bedrock from drain-
rock.
• Drain rock to be `/2 inch to 2 1/2 inch screened. Drain rock to be distributed uniformly
throughout the trench.
• Perforated pipe to be installed level with perforations down.
• Silt barrier(filter fabric) to be installed above the drain rock.
• Smeared trench sides must be raked or scarified before drain rock placement.
• The finish grade must be mounded to promote drainage over the trench.
• Insulation must be placed over any pipe installed under driveways or parking areas.
• Approved pipe materials include cast iron, PVC ASTM D3034, PVC ASTM F789,
ABS ASTM D2661,
• Sewer Service Line is minimum 2% slope.
• Septic Tank to be pumped every two years or when required.
• Insulation board to be extruded direct burial polystyrene (Dow Styrofoam HI/equal)

SPECIFICATIONS & DESIGN GMELMS
Wastewater System Sizing: This is an existing single family, 3 bedroom home. The septic system is
backing up and the owners are upgrading the system. This requires a new 1,000 gallon septic tank
and new deep trench. This lot is about % acre in size and no adverse impacts are expected from
development. The neighboring subdivision lots are large and are served by on -m systems. The
entire subdivision is served by a public water system The lot to the west is developed with no
conflicts to the existing septic system, property line or water line. Soil tests discovered sandy
gravel soil with low silt content. The soil percolation was 4 min/inch. An application rate of 1.2
GPD/FP was used for sizing the absorption trench. Groundwater was monitored for a week and
reported on the soil log. The existing septic system will be abandoned; the septic tank will be
pumped, crushed, and filled with sand/gravel or ranoved and properly disposed of. The new septic
tank may be constructed in the drawing location or in the site of the old tank.
Specification Require: All components and work must comply with the Municipality of
Anchorage Specifications (AMC) & State of Alaska Drinking Water Regulations and Wastewater
Regulations.
