Approval of the plat for 18 months subject to the following condition:
1. Resolving utility easements.
2. Resolving with AWWU, the need to disconnect any unused or unnecessary
water or sanitary sewer connections.
3. Amending plat note N3 to include "Engineered foundations are required".
4. Placing the following notes on the plat:
a. Direct vehicular access to Northern Lights Boulevard is prohibited.
b. Driveway to Lot IA must meet Municipal Driveway standards per AMC
21.45.080.W.4.h.
CS -41237 Hamann Subdivision
Approval of the plat for 18 months subject to the following conditions:
1. Resolving utility easements.
2. Providing an as -built survey to Zoning Code Compliance to verify
compliance with yard setbacks with regards to the new lot lines.
3. Showing the accurate lot size for both lots as they do not look to be the
same square footage.
4. Placing the following note on the plat:
a. No vehicular access to Eagle River Road and Hamann Road from any
lot in this subdivision.
b. Permits for access to Eagle River Road must be obtained from the
State DOT/PF.

5. Calling out the correct underlying plat of record (73-173) in the title block.
6. Resolving with On -Site Water & Wastewater, information to satisfy the
requirements specified in AMC 21.15 and AMC 14.54 must be submitted
for each lot of this proposed subdivision. This information must include,
but may not necessarily be limited to:
Soils testing, percolation testing, and groundwater monitoring must be
conducted to confirm the suitability for development using on-site
wastewater disposal systems. Ground water monitoring must be
conducted during high ground water season on either the fall
(October) or spring (April -May). Soils logs with the original stamp and
signature of the engineer must be submitted.
Areas designated for the original and replacement wastewater disposal
system sites must be identified and must meet all criteria specified in
AMC 14.54, including slope and slope setback requirements.
Supporting documentation on water availability must be provided.
S-11238 Romig Park Subdivision
Approval of the plat for 18 months subject to the following conditions:
1. Resolving utility easements.

compliance with yard setbacks with regards to the new lot configuration.
3. Obtaining a variance for the street right-of-way dedication for Hillcrest
" Drive and Hillcrest Circle.
