Resolving utility easements. (Note: The returned comment from CEA is requesting a 10 -foot T&E easement along the south property boundary, which is a different configuration as shown on the final plat submitted for Case S-10346, i.e. CEA has submitted two different requirements.) 2. Placing the following note on the plat: a. 'The property is located in Seismic Zone 5 as shown on the Harding Lawson Report Seismic Map and has high ground failure susceptibility in the event of a seismic occurrence.' 3. Clarifying the following items on the Detail and Plat Map: a. Identify all the three easements (dotted) lines on the southern property boundary. The dotted line 30 feet north of the south property boundary is not identified. It aligns with the north boundary of the Marston Drive right-of-way, which is a dedicated street. Verify if this area along the south property boundary is a Public Use Easement or dedicated right-of-way. If dedicated, it needs to be stated on the plat. b. Delineate the private right-of-way to indicate it is not a part of the public right-of-way. Resolving with the following with the Development Services Department: a. The need for a variance for legal and physical access to the property per AMC 21.80.200 and 21.80.330 or the need to obtain approval for a private street in accordance with AMC 21.45.040. b. The need to obtain a certification from the Director of Public Works or his designee that the improvements required by AO 78-84 are completed. If required, submit a copy to the Planning Department. 5. Obtaining a variance from AMC 21.80.300 (lot width -to -dept ratio). (The variance approved on 1/6/00 for Case S-10373 was not exercised within 18 months after the Board's approval. Note: This preliminary plat differs from the final plat submittal of 4/6/99. The Detail shown on the final plat submittal at scale of 1"-50' does not agree with Plat Map at a scale of 1"-1001. On the Plat Map, the 10' utility easement is shown to be north of a dotted line located 30 feet north of the south property boundary. On the Detail, the 10 -foot utility easement is located within the boundary of the south 30 feet along the property boundary. This dotted line 30 feet north of the south property boundary is not identified. A revised final plat will need to be submitted. S-10670 Hiland Terrace Subdivision The required 32 copies of the preliminary plat were never submitted. The application was not completed nor the preliminary plat fee paid. Petitioner withdrew the plat in a telephone conversation on 10/10/00, but did not submit his intent to withdraw in writing. Je T.
