11. Verifying with Land Use Enforcement that the existing
deck on proposed Lot 6 does not rise more that 30
inches above grade. If an encroachment is determined
to exist, obtain a variance from the Zoning Board of
Examiners and Appeals or re -design the plat to provide
the required 5 -foot side yard setback.
12. Placing the following notes on the plat:
(a) "The finished floor elevations shall be sited a
mmunum of 18 inches higher than the street
gutter.'
(b) `Development on Lots 1-8 is limited to a single-
family residential use. -

water contour in the sedimentation basin cian-ed for
Tract A and to contain the perimeter of the proposed

each lot in the proposed subdivision. These logs
shall include soils testing, percolation testing
and ground water monitoring information to
confirm the suitability for development using on-
site wastewater disposal systems.
b. Areas designated for the primary and
replacement wastewater disposal system sites
must be identified and must meet all the criteria
specified in AMC 156.65.

Information to satisfy the requirements specified by ADiC 21.15 and AMC
15.65 must be submitted for each lot of this proposed subdivision. This
information must include, but may not necessarily be limited to:
1. Soils testing, percolation testing and ground Water monitoring must
be conducted to confirm the suitability for development using on-
site wastewater disposal systems. Ground water monitoring must
be conducted during high water season in either the fall (October)
or spring (April — May).
2. Areas designated for the original and replacement wastewater
disposal system sites must be identified and must meet all criteria
specified in AMC 15.65, including slope and slope setback
requirements.

Subject: Sky Hills Subdivision, Phase III
Septic System Reserve Areas
Dear Jim:
We . recently completed a study of the soils . underlying the proposed Sky Hills
Subdivision, Phase Ill. A total of 43 testholes were placed over the 23 acre parcel to
determine underlying soil conditions and the feasibility of placing septic systems on the
lots.
Soils encountered in the testholes were consistently clean fine sands with some silt.
Percolation rates were overwhelmingly between 1 and 5 minutes per inch with only 2
exceeding 15 minutes per inch. No groundwater was found during the placement of the
holes nor was any noted during the ensuing monitoring period. It is logical to assume, .
therefore that groundwater will not be a factor in the construction of septic systems on
these lots.
Some slope flattening will be required on a few of the lots to provide the 50' separation
from 25% breaks in grade. The grading will be accomplished during construction of the
roadways serving the subdivision and initial lot development. Since the soils in the
subdivision are so clean the migration of septic effluent will be vertical rather than
lateral. A note can be placed on the plat referring to the slope flattening if necessary.
Soils encountered in the subdivision are very good for the treatment of septic effluent
and'sufficient area is available on each lot for.a primary and at least two backup
systems. We therefore request the subdivision configuration be approved as submitted.
