2. Resolving with AWWU the existing water service connection to Lot
11 which does not comply with current regulations that prohibit a
service line to cross property boundaries to provide service to
another lot.
3. Correcting the map information to show Spurr Lane as a 30 -foot
wide dedication right-of-way.
4. Placing a note on the plat that this lot is located in an area with
high ground failure susceptibility in the event of seismic activity.

Approval of the plat subject to:
1. Resolving utility easements.
2. Submitting average slope calculations demonstrating that the
proposed lots meet the R-10 lot area requirements to Land Use
Enforcement for review and approval.
3. Submitting as -built information for the existing structures on Lots
10 and 13 in relation to the new lot lines for a determination that
the R-10 required yard setbacks will be met with this plat and
approved by Land Use Enforcement.
