Approval of the plat for 18 months subject to the following conditions:
1. Resolving utility easements.
2. Correcting surveyors drafting errors.
3. Calling out the lot area on the plat — not including the allowances for
dedicated rights-of-way and lot variation.
Changing the description of the easement along the north property
boundary to match the underlying plat to also include the plat note which
is shown on the underlying plat as a 10 foot public use easement. Or
vacate the public use easement through the Platting Board process.
4. Submitting an as -built survey to Zoning Code Compliance to verify
compliance with yard setbacks, and obtaining non -conforming
determinations for structures (if any) which do not conform to the R-6
zoning setback requirements.
5. Obtaining a building permit and appropriate inspections for the 1,200
square foot steel prefab building on existing Lot 2 prior to plat being
recorded. To be resolved with the Counter Supervisor at Development
Services.
6. Placing the following note on the plat:
"Access to Lot IA is limited to existing access."

Septic System Sites
Dear Jim:
The attached drawing shows the locations of the septic system absorption trenches proposed
for Lots 1A and 1B of Prator Subdivision. These locations will be placed on the final plat and
designated for development as septic system sites. We will also add a note to the plat stating
that additional sites may be used if they meet all requirements of the Municipal ordinance
governing septic systems.
The proposed well radii for each lot along with the 50' set back from a 25% break in grade is
also shown on the drawing. Each absorption trench is a minimum of 45' long with an
effective depth of 10' for a total absorption area of 900 square feet. Soils on the lots were
found to be gravel with varying amounts of silt. Percolation rates varied from less than 5
minutes per inch to 28 minutes per inch. Each absorption trench will support a four- bedroom
home.

Subsurface Soils Study/Septic System Feasibility Study
Dear Paul:
We recently investigated Lot 1, Block 5, Prator Subdivision to determine whether
subsurface soils would support the construction of on site septic systems if the lot was
split into two equal portions from east to west. The lot is currently undeveloped, but is
surrounded on the north, south and west by developed lots. The lot immediately to the
west has a well approximately 100' from the west property line. Wells to the south and
north have yet to be accurately located, but do not appear to interfere with the proposed
septic systems for Lot 1.
The topography of Lot 1 varies dramatically from west to east. Approximately 70' from
the west lot line the property drops dramatically to the stream along the east lot line.
The surface slope in this area exceeds 50% making it unusable for the development of
septic systems. It also creates a problem for the placement of wells on the lot. The
septic systems will have to be placed close to the west lot line with the wells a minimum
of 100' away. Placement of the wells would therefore be required on the extreme slope
and the cost to provide access for the well drilling rig could be very high.
A total of six test holes were placed near the west lot line of Lot 1. All holes revealed
similar soils beneath the 1' organic cover. Soils encountered were primarily silty gravel
with varying amounts of sand and silt. The soils became tighter with depth when the silt
content increased. No groundwater was encountered in any of the test holes and none
developed during the monitoring period. Percolation tests were performed at depths
ranging from 5' to 7' in each hole. The material absorbed water at rates ranging from 5
to 28 minutes per inch. It is possible therefore to place septic systems on each of the
lots to be created from Lot 1.

The Municipal ordinance governing subdivisions requires a minimum of 3 septic system
sites for each lot or a minimum of 10,000 to 20,000 square feet reserve area set aside
on each lot specifically for septic systems. A minimum of 100' separation is required
between each system and the well proposed for the lot. Either option can be met for
the subdivision of Lot 1. It must be mentioned again, however, the placement of the
wells will be critical and the cost could be extensive.
Attached are copies of the test hole logs and percolation test
placed on Lot 1. A location map is also provided for your use.
