Holding Tank
Dear Jim,
72B, Section 10, TI 2N, R4W)
This letter is intended to clarify the public record with regard to a holding tank permit
that was issued for the subject property. A holding tank was never installed.
A brief history: The subject property was a single lot (72) when we built our home on it
in 1979. A replat, splitting the property into two lots (72A & 72B) was accomplished in
1981 (81-75). Our home is on lot 72A: Lot 72B has never been developed. Since we
desire to never develop or sell Lot 728, we have decided to re -combine them.
After several years in the house, the septic system began to occasionally back-up. We
would pump the tank and the system would again work for a few weeks or, sometimes,
several months. Our assumption was that the drain field was failing. The problem
reached a point in 1986 where we hired Niel Hawthorne to give us some advice. (He
did the original perk test and system design.) He made the same assumptions we did
and recommended that we abandon the septic system and install a holding tank.
He applied for and obtained a permit for a holding tank on 7/2/86. This permit expired
12/31/86 as the tank was never installed.
was not aware that he had actually applied for a permit for a holding tank back then
until this replat was initiated. I was certainly unaware it was part of the public record.
We deferred installing the holding tank while we considered our options, one of which
was to install a new drain field and lift station on lot 72B. Naturally, we did not want to
deal with the recurring cost and headaches of perpetually pumping out the holding tank.
On September 20, 1987, we hired DeArmoun excavating to open up the ground so we
could investigate the situation. We discovered that the original connection between the
septic tank and the drain field contained about 12 elbows and as many short pipe
segments. Due to the large number of joints and turns, some of the joints had opened
up and the pipe had filled with silt, virtually cutting off the flow from the tank to the drain
field. We could only surmise why the original contractor had used so many joints, but
we replaced this entire assembly with two elbows and some longer straight segments.
Since we had the earth moving equipment on site and we had torn up the back yard
already, I instructed the excavator to add a second drain field as a precaution. There is
no official record of where the second trench is, but I have shown its approximate
location on the attached sketch. It was built approximately 2-3 feet higher than the first
because the original drain field bottom was 15 below finished grade.
From the time of that work until now, we have never had to pump the tank, although we
do it once each year as a housekeeping measure.
In summary, the drain field was not failing, it was simply not receiving the effluent from
the tank because the pipes were clogged. We simply repaired the broken pipe in lieu of
installing a holding tank.
I hope this addresses the issue and that you can correct the public record. Please
advise me as to how to accomplish this.
I assume this addresses the condition on the plat as well.
