Suitability for On-site Water and Wastewater Systems
Dear Mr. Cross,
Attached please find soils logs and percolation test results for the four lots referenced above. Additionally, you will find
well data and Information on surrounding properties that demonstrate an adequate water supply to support four
additional single-family residences.
Test hole locations were specified by the property owners as the most likely locations for the wastewater disposal
systems based on projected house and driveway layouts specific to each tot's natural features and vegetation. These
locations are shown on the attached sketch.
The soils were consistent throughout the sampling, but the percolation rates varied, depending on the density of the
natural material the percolation tests were performed in. Based on the percolation rates gathered, it is likely that deep
trench type septic systems will be the best solution for on-site wastewater disposal systems on this property.
Individual tot owners can also elect to incorporate an advanced system to reduce the size of the required drainfields
(Advantex, BioCycle or IDSF).
With a design percolation rate of 31-60 minrinch (conservative), the required drainfield area is 1,333 SF for a four-
bedroom home. With an effective gravel depth of 8 feet, this computes to a drainfield length of 83.3 LF. Additionally,
in accordance with AMC 15.65, a reserve area of 16,000 SF has been delineated for each property to provide
adequate area for one primary and two replacement systems. These reserve areas are also shown on the attached
sketch.
Adjacent well information was gathered from the MOA's On-site Database website. The well Information gathered is
depicted on the attached sketch showing the adjacent well locations relative to the subject property. Additionally, a
well data spreadsheet is also Included.
The adjacent well data shows a consistent well depth and water production rates. It is anticipated that the lots within
Raven Knoll subdivision will require wells with a depth ranging from 200 to 275 feet, with an expected yield of around
10 gallons per minute. These proposed wells should have no negative affects on the existing adjacent wells.
The subject development has no concerns with regards to slopes, surface water or ground water.
