Re: Residential Development of Lot 1 B, Kincaid Acres Subdivision
Narrative description of probable impacts to adjacent properties
The above referenced lot is the last to develop among the adjacent properties. The lot is
gently sloping (< 25%) westerly. There are no surface water bodies within 200 feet of the
subject lot. The subject property will be served by public water, located along the western
property line. The adjacent properties and probable impacts are described as follows:
1) Lot IA, Kincaid Acres: A private well is located at the southeast comer of the lot.
The proposed septic system, and reserve area are greater than 100 feet from this
well. Therefore, the proposed improvements will not impact this lot.
2) Lot 1 C, Kincaid Acres: This lot has a well located in the western third of the lot.
The proposed septic system, and reserve area are greater than 100 feet from this
well. Therefore, the proposed improvements will not impact this lot.
3) Lots 2A, 2B, and 2D, Kincaid Acres, are served by public water. Therefore, the
proposed improvements will not impact these lots.
4) A Class C well is located on Lot 2C, Kincaid Acres. This well formerly served lots
2A, and which are currently served by public water. The proposed septic system,
and reserve area are greater than 150 feet from this well. Therefore, the proposed
improvements will not impact this well.
5) West of Ingram Street, Kincaid Heights Subdivision is subdivided into
approximately one acre lots, all of which are served by public water. Therefore, the
proposed improvements will not impact these lots.
6) Owner to locate water service line, not installed to date. Owner to maintain 10 R
separation from water service to septic lines, drainfield and tank.
Based on the locations of existing improvements in the area, the proposed improvements
pose no probable impacts to the adjacent parcels. If you have any questions, or require any

8525). I have been practicing soils engineering for 18 years (13 years in AK). I am very
familiar with the design and installation of septic systems. I have experience operating
various types of equipment, including excavators and backhoes. I feel that I am qualified
to install the above referenced permitted septic system. I am the owner of the above
referenced property.
