bedroom dwelling in the future shall require modification to the system components and removal of the existing
two-bedroom dwelling.

Proposed Septic System Upgrade
To Whom It May Concern:
Attached please find the application and supporting documentation to upgrade the
septic system for the referenced 2 bedroom house. The existing septic system is
undocumented and has failed. It is proposed to abandon it in place. A 1250 gallon
STEP tank is proposed, with a drainfield designed for 4 bedrooms to serve a future
house on the east side of the lot. A new septic tank will be needed for the new house,
but the drainfield will be suitable.
Two test holes were dug on July 11, 2005. The proposed design is based upon Test
Hole #1, which was dug to a total depth of 17.5 ft with no groundwater encountered.
There was no groundwater after 7 days of monitoring. Test Hole #2 encountered
groundwater at 8.5 ft. The location of Test Hole #2 was at the toe of a slope, while TH#1
was on the side of the slope. By keeping the drainfield on the slope, near TH#1, we
should achieve adequate separation to the groundwater.
Two percolation tests were performed in TH#1. The sand stratum from 1.5 ft to 5 ft
took water as fast as it was poured in. The stratum from 5 ft to 17.5 ft had streaks of silt
in it, but it also took water as fast as it was poured in. The application rate was reduced
to 1.0 gpdtW due to the silt streaks. The soil logs are attached.

I am not aware of any adverse effect that this upgrade would have on any adjacent
properties' water and wastewater treatment needs.

In conducting this evaluation, GEG provided an engineering evaluation of the well and/or septic
system in accordance with the guidelines and regulations established by the Municipality of
Anchorage and industry practices. The reported results describe the condition of the systems on the
date/s of the evaluation. Separation distances were measured to readily idenffiable features. Hidden
defects or encroachments may exist that were not identified during the evaluation. The operational
life of all wells and septic systems depend on a variety of variables including, but not limited to, soil
conditions, groundwater levels (that may fluctuate during the year), quality of construction (materials
and workmanship), and the water usage of the family utilizing the systemrs. These conditions can
vary, and are outside the control of GEG. Satisfactory test results do not guarantee future
performance of the systems; therefore, GEG makes no warranty (express or implied) regarding th
future performance of the well or septic system. GEG makes no representation whether an
alternative well or septic system can be installed on the property in the event either of the current
systems fail. The content of this report is for the sole benefit of the persomparty who retained GEG.
Reliance upon the information provided in this report by any other person or party, including but not
limited to subsequent property purchasers, is not authorized. In short GEG disavows any legal duty
to anyone other than the person/party who paid for this report.

Mr. Poet,
In the process of performing engineering services to obtain a Certificate of Onsite Systems Approval
(COSA) for the subject property it became apparent that AW WU constructed a sewer force- main too close
to the private well on the subject property. Per MOA tax records the home has existed since 1961, so it is
reasonable to believe that the private well on the property has existed since that time. hi (or around) 1986
AW WU constructed a sewer force main in Lake Otis Parkway. According to the AW WU record drawings
(copy attached), they did not identify the subject well. It is reasonable to believe that failure to identify the
well was an engineering oversight during the design of the force -main. The exact separation distance is
unknown, but believed to be about 50 feet. We are requesting that the MOA grant a waiver that would
allow for a separation distance between the AW WU force -main and the private well of 50 feet. Justification
for the waiver is summarized as follows:
1. The force -main is constructed to have watertight joints, so as to allow the system to operate under
pressure. It is reasonable to assume that AW WU monitors the integrity of this line.
2. A camera inspection of the well was performed by Aarow Pump and Well Service (Dave Harper). The
well is 131 feet deep. The casing was inspected to a depth of 60 feet and no cracks or perforations were
observed. See that attached documentation from Aarow Pump and Well Service.
3. There are no manholes or cleanouts within 100 feet of the well that could overflow and allow sewage to
migrate towards the well.
4. Recent water samples indicate no bacteria and a nitrate concentration of 0.492 mg/L
5. The existing encroachment has existing for almost 30 years, with no apparent adverse impact.
