ERES was contracted by Mr. and Mrs. Daniels to perform a comprehensive subsurface soil investigation within the proposed subdivision to determine the feasibility and suitability of the proposed lots to support on-site wastewater disposal systems. Cw 41 11111V 19►� •I Riclin Subdivision consists of 9 lots; 3 residential lots (lots 1-3) and 6 industrial -zoned lots (lots 4-9). ERES worked with Mat -Su Land Development to excavate 7 full depth holes with percolation test benches, 3 road design test holes on 7 of the proposed lots. Two of the lots already had test hole information, and is included in the appropriate section. The excavation was accomplished with a large excavator owned by the contractor. ERES's staff, Christopher R. Wood, PE, and Joe Kaiser, EIT, logged the test holes, took soil samples, and conducted the percolation testing. Monitor tubes were installed in each deep test hole to allow the measuring of groundwater table depth. ERES conducted this water monitoring through the end of October. Please see attached record of water levels. Of the 7 lots investigated, all are suitable for onsite septic system development. The two lots with existing soil logs and septic systems. have adequate soils for on-site wastewater disposal systems. Field excavation work took place on the 19th of October. Percolation testing was concluded the following day. A deep test hole was excavated on each lot, its soils logged, a slotted monitor tube installed (1.25" PVC sched 40) and the hole then backfilled. A shallow excavation was then excavated next to the deep hole on which to conduct the percolation tests. Monitoring for presence of a water table was conducted for the last 2 weeks of October. The following represents a summary of our findings. Riclin Subdivision lies near the base of Bear Mountain, just to the south of Mirror Lake. It is Bordered by Tonjess Estates on the north and east, and by Fassler Subdivision to the south. The west side is bounded by Vern Haik Subdivision. The proposed subdivision is blanketed by a thick cover of birch forest, with occasional spruce. The underlying soil encountered on all of the lots can be characterized by being a medium - compacted sand, with varying amounts of gravel, some silt, and some cobbles and boulders in a few locations. UCS classification would consider this soil to be SW -GW with GM in a few spots. Satisfactory percolation results were obtained in all test holes. No groundwater was encountered in any of the test holes. There are no bedrock outcrops on the property nor was bedrock encountered during excavation. There are only 2 areas with slopes exceeding 25%. This excessive slope does not interfere with proposed septic system locations. All lots may utilize conventional septic systems. On lots where percolation rates exceed 1 minute per inch, a 2'sand filter will be required, unless a sieve analysis is conducted and the soil proven to have a component of sand greater than 51%. This appears to be the case in most of the test holes. Deep trenches and wide drainfields are recommended. Adequate space is available on each lot for a primary and 2 replacement systems. We do not believe that a bedroom restriction should be placed on the Residential lots (1-3) on the north. Documentation of the existing systems is attached later in this report WATER SUPPLY The developer has indicated the residential and most of the commercial lots will be connected to Dawn Water Company's community water system. There is a Class "C" well located on Lot 8 that is currently serving the warehouse and dwelling on lots 5 and 9, and will continue to be used to supply water to these lots. Please see attached documentation from DEC and S&S Engineers. NITRATES ERES has compiled Nitrate concentration information for the lots surrounding this subdivision. Naturally occurring nitrates are found in the area. ERES does not believe the construction and use of on-site septic systems within the proposed subdivision will adversely affect the surrounding lots' potable water supplies. LEMTATIONS Test hole findings reflect local conditions at the hole and are subject to natural variations and changes. Conditions during leachfield installation may be different from those found in the test hole.
