No. 0501016 Dear Mr. Goodall: P.O. Box 2749 Palmer, Alaska 99645 The owner of the above referenced lot is proposing to construct a 3 -bedroom single family dwelling (see attached Site Plan). The proposed dwelling is to be served by an onsite well and a private septic system. With this letter we are requesting plan review and a permit to install the onsite well and onsite septic system to serve the proposed development. The subject property is approximately 20 acres in size, and the proposed development will be in the near center of the parcel. DESIGN SUMMARY Soils Test holes for ground water and percolation test were excavated on September 24, 2005, and the soils logged by our firm. A monitor tube was installed at that time. On October 6, 2005, a percolation test was conducted. The proposed drainfield will be designed within the 30 -feet radius of the test hole. The attached Soils Log — Percolation Test form shows the approximate location of the test hole, labeled AK TH #1. The soils were rated in the field as SP, sand with some silt and gravel. The percolation test indicates a soil percolation rate of 15 minutes per inch which translates to a wastewater application rate for a deep trench of 0.8 gpd/sgft. Groundwater was not encountered during the initial excavation of the test hole. On 10/6/05 the monitor tube was probed and no groundwater was detected. East of the proposed location for the house there is a bench approximately 40 feet wide. We are proposing to install the deep trench SAS in this bench. Included with this letter is a request for a waiver of the slope setback (see attached copy). The original submittal for this waiver was submitted to your office on August 16, 2005. We are proposing to install the trench such that the edge of the trench is 35 feet from the edge of the slope. Surface Water There are no surface waters within 100 feet of the proposed septic system. Well The proposed site for the onsite well is west of the house site (see attached Site Plan). As per 18 AAC 80, there are no potential sources of contamination within the 100 feet well protection radius. Surrounding Properties We are not aware of any adverse impacts this installation would have on adjacent wells or septic systems. Development on this lot will not preclude development of wells and septic systems on neighboring parcels in the future. No. 0501016 Dear Mr. Goodall: P.O. Box 2749 Palmer, Alaska 99645 The owners of the above referenced lot are proposing to construct a 3 -bedroom single family dwelling. The proposed dwelling is to be served by a private water and septic system. With this letter we are requesting review and a reduction in the setback from a slope greater than 25%, from 50 feet to 35 feet. The subject parcel is 20 acres in size. The proposed site for the dwelling and the onsite water and sewer are well within the property boundaries (see attached Site Plan). There are steep slopes throughout the parcel. However, there is a bench approximately 40 feet wide that would be adequate for the onsite septic system. Included with this letter is also a diagram constructed according to MOA Memorandum, dated 417/04, titled *Slope setbacks from >25%0, (as allowed by AMC 15.65.030.G). To summarize, the diagram was constructed as follows: 1. A point was located 2.5 feet above the invert elevation of the proposed location of the pert pipe, at the field's closest point to the slope greater than 25%. 2. A line was drawn from this point perpendicular to the perf pipe and at a down slope of 25% towards the slope of the existing ground. 3. A point of intersection was located, and a line was drawn horizontally from this point to the point established in #1. 4. The horizontal distance between this point of intersection with the existing down slope and the nearest point of the drainfield is approximately 78 feet. This is greater than the minimum 35 feet specified in the memorandum. Based on this information, it appears there is adequate justification for a reduction in the slope setback from 50 feet to 35 feet. Upon receipt of the waiver, the design for the onsite well and septic system will be submitted for plan review and approval.
