SUBJECT: Comments on Cases due December 23, 2004
The On -Site Water & Wastewater Program has reviewed the following cases and has
these comments:
S11313-1 Greenbrook Subdivision
Information to satisfy the requirements specified by AMC 21.15 and AMC
15.65 must be submitted for each lot within this proposed subdivision.
This information must include, but may not necessarily be limited to:
1. Soils testing, percolation testing, and ground water monitoring must be
conducted to confirm the suitability for development using on-site
wastewater disposal systems. Ground water monitoring must be
conducted during high ground water season in either the fall (October) or
spring (April -May).
2. Areas designated for the original and replacement wastewater disposal
system sites must be identified and must meet all criteria specified in
AMC 15.65 including slope and slope setback requirements.
3. Topographical information must be submitted. .
4. Proposed lots shall connect to the community water system.

Information to satisfy the requirements specified by AMC 21.15 and AMC

Subject: Proposed Greenbrook Subdivision, Lots 12B, 12C, 21B and 21C
Septic System Feasibility Study
Dear Craig:
Test holes were placed on Lots 12B and C and Lots 21B and C of the proposed
Greenbrook Subdivision between June 24 and June 26, 2004. Test holes were also
placed in the area in September of 1993. The purpose of the test holes was to assess
the underlying soil conditions and to determine whether septic systems could be placed
on the lots to serve single-family homes. The test holes were placed to depths of 20'
utilizing a tracked backhoe owned and operated by Acreage Systems of Anchorage.
An experienced soils technician under my supervision was onsite during the excavation
to log the soils encountered and to perform percolation tests to determine the
absorption characteristics of the materials encountered. A monitor tube was placed in
each hole to determine the groundwater elevation over a period of time. The
monitoring results are shown on each of the test hole logs furnished with this report.
The area of the study was limited to the knoll located at the common junction of all four
lots. This area is known from past studies to contain clean sand and gravel to depths of
20'. This material is known to have percolation rates of less than 5 minutes per inch.
An existing Class A well and water system, which runs north to south along Algarin
Drive in the area of the common north -south lot, line for this proposed subdivision
currently serves the subdivision. The exact location of the water line is unknown, but
must be determined prior to construction of any septic system to assure the required
separation distance of 10' from any component of the system.
A total of 12 test holes were placed throughout the 4 lots. Soils encountered were
similar in all the holes with the upper 1' composed of organics with some peat and
organic silt. This layer was. underlain by poorly graded to well graded gravel with
varying degrees of sand and silt. Clean sand with some gravel and minor amounts of
silt was found in Test Hole Nos. 6, 7 and 6 on Lots 21B and 21C. The majority of the
material was found to be clean and fairly dry. Percolation rates were usually less than 2
minutes per inch on Lots 21 B and 21 C with some siltier areas up to 30 minutes per inch
on Lots 12B and 12C. The average rate over the area was approximated at 12 minutes

per inch. This type of material is excellent for the treatment and disposal of septic
effluent. As mentioned earlier, some groundwater was found in the holes, but at depths
of at least 14'. Monitoring over the past several years has shown this level does not
fluctuate with the seasons. Shallow 5' wide absorption trenches can be placed on these
lots at depths, which will provide the necessary separation from the groundwater
elevation. Lift stations may be required as the elevation of the absorption trench will
almost certainly be higher than the finished floor of the houses to be constructed.
The Municipal ordinance governing septic systems requires either a reserve area on
each lot for septic systems or a minimum of three septic system sites designated on the
final plat. Based on our field exploration it appears a minimum of 10,000 square feet of
reserve area is required on Lots 21B and 21C. A reserve area of 12,000 square feet is
required on Lots 12B and 12C for septic system development. Since the lots will be
served by a community water system no wells with their respective 100' protective radii
will be required for each lot.
Copies of the test hole logs and percolation test along with a Test Hole Location Plan
are attached for your review.

The On -Site Water & Wastewater Program has reviewed the following cases and has
these comments:

well and the wastewater system serving the home on the proposed
subdivision to join three lots into one. No objection

Information to satisfy the requirements specified in AMC 21.15 and AMC
15.65 shall be submitted for each lot of this proposed subdivision. This
information must include, but may not necessarily be limited too:
1. Soils testing, percolation testing and groundwater monitoring shall be
conducted to confirm the suitability for development using on-site
wastewater disposal systems. Ground water monitoring shall be
conducted during high ground water season in either the fall (October)
or spring (April -May).
2. Areas designated for the original and replacement wastewater disposal
system sites must be identified and must meet all criteria specified in
AMC 15.65, including slope and setback requirements.
3. Topographical slope information must be submitted.
