1. Resolving utility easements.
2. Resolving the need to construct a temporary turnaround for
Steeple Drive with Project Management and Engineering, Dept. of
Public Works.
3. Entering into a subdivision agreement with the Private
Development Section, Dept. of Public Works, if improvements to
Steeple Drive are required.
4. Carrying over the following note from Plat 76-15 that states:
a. "Access to this subdivision is over steep roads which
required 4 -wheel drive over the major portion of the year.'
5. Providing the information to DHHS to satisfy the requirements of
AMC 21.15 and AMC 21.65 for proposed Tract 6A-1 which
includes but is not limited to the following:

The Environmental Health Division, On -Site Services Program, has reviewed the following
cases and has these comments:
S-10454: Highland Terrace 44, Tracts 6A-1 & 6A-2
Information to satisfy the requirements specified by AMC 21.15
and AMC 15.65 must submitted for Tract 6A-1 of this proposed
subdivision. This information must include, but may not necessarily be
limited to:
1. Soils testing, percolation testing and ground water monitoring must
be conducted to confirm the suitability for development using on-
site wastewater disposal system. Ground water monitoring must
be conducted during high water season in either the fall (October)
or spring (April — May)
2. Areas designated for the original and replacement wastewater
disposal system sites must be identified and must meet all criteria
specified in AMC 15.65, including slope and slope setback
requirements.
3. Topographical information must be submitted.
4. Supporting documentation on water availability must be provided.

Dear Mr. Cross:
At the request of our client, we have completed the soils investigation and report for the
proposed subdivision of Tract 6-A, highland Terrace #4. The 10 acre tract will be split into 2
parts, with the dividing lot line as indicated on the preliminary plat. Two testholes were
excavated on the proposed vacant lot, the existing lot has an approved well and wastewater
system. The soil logs attached show a soil that is adequate for single family residential
development and it is our opinion that there is adequate area of each soil type to allow for reserve
septic systems and the required 14,000 SF reserve area on Tract 6A-1. Land area is such that well
separation distance is not an issue. There are no encroaching well separation distance concerns
on adjacent lots. The test holes have been monitored through the seasonal high water table period
of Spring 1999.
The area wells have been researched and it is found that the surrounding lot wells aie producing
adequately for domestic usage. This acknowledges that there is adequate water supply in the
surrounding area. Representative well logs are attached along with a summary map of locations
and record well production.
We recommend this two lot subdivision for approval. If you have any questions, feel free to me
