This is a large lot subdivision. This lot (Lot 3, Block 1) is about 4.6 acres. We are proposing to use a S.T.E.P system with about 87 feet of wide trench. The percolation rate was greater than 1 minfinch. However, we believe that the gradation of the existing soils will meet MOA criteria for soil gradation for septic systems. In addition, we need to provide another percolation test since a portion of our system fall outside the 30' radius of the original test hole. The lot slopes from east to west with an average slope of about 12%. There is a high water table on this site which is 7.5 feet below the ground surface. There an existing curtain drain on the property. The proposed system is more than 50 feet up hill from the curtain drain. There are no other drainage channels or systems within 100 feet of the proposed system. Lot 2, is adjacent to the subject lot and is currently occupied. Our proposed system Is well outside their protective well radius. Lot 4 is currently vacant. The well location and septic system do not effect the reserve area that was shown on plans submitted for subdivision approval. We are requesting conditional approval subject to providing the soil gradation verification and the additional percolation test. We propose to provide this information when the build mobilizes this spring to start construction of the house.
