The On -Site Water & Wastewater Program has reviewed the following cases and has
these comments:

limited to:

General
1 have been retained by Mr. Matt Matthews of Six -M Cedar homes to provide Civil Engineering services as required
to demonstrate the above referenced property's ability to support on-site water and wastewater systems for the two
proposed lots. The proposed subdivision is splitting an existing 3.0 acre site into two lots, Lots 1 and 2 of Snowcup
Subdivision (see attached preliminary Plat, Figure 1.) Additionally, I am submitting a full design for the replacement
of the existing water and wastewater system for the existing property, prior to plat approval, as a separate submittal.
We require a signature of approval from your department on the platting case Summary of Action in order to finalize
the platting action. Please review the enclosed information and if it meets your requirements, we will provide the
original Summary of Action (SOA) document for the approval signature. A copy of the SOA has been included for
your review (see attached Figure 2.)
This SOA requests that we supply your department with the following information:

Attached please find the topographical mapping for the subject property (see sheet 2 of 3.) The lots are slightly
sloping from south to north, with a steep slope (>25%) encountered within the northern 125 feet of both properties.
Water Supply
The developed properties surrounding the subject property are currently served by private wells and are shown on the
attached site plan (see sheet 1 of 3) and detailed in the following narrative. The properties to the south and east of the
subject property are in Spring Forest Subdivision and are all served by a community well and private water system.
Additionally, Lot I of Snowcup subdivision is currently served by a private well, which will be decommissioned and
relocated to the north and west to accommodate the proposed wastewater improvements. This well was flow tested
and the water quality was sampled and tested. The flow test results are listed below and the sample test results are
included in this submittal.

The private water wells in the area surrounding the subject properties are all drilled to similar depths with similar yield,
and have been in operation for as long as 44 years. It is my opinion that there is an adequate water supply to provide
an additional well to serve the proposed Lot 2 Snowcup Subdivision without any impact to the adjacent properties.

Lot /. Sycrem Unmade
Percolation tests provided a percolation rate of 27 minutes per inch for Lot 1. We arc proposing a
conventional, deep -trench system for the upgraded system on Lot 1. MOA requires 250 SF per bedroom based
on the percolation rate. The existing house is currently being remodeled and will have 5 bedrooms, thus
placing the required drainfield area at 1,250 SF with a 1,500 gallon septic tank. A complete design packet is
being submitted concurrently, under separate cover.
Design will include a 12' deep trench, with 9 feet effective septic rock.
1250 SF / (9' depth X 2 sides) = 69.44 LF, say 75 LF.
This design is adequate for the reserve drainfield(s) as well. These wastewater components are shown on the
drawings submitted with this narrative.
We have demonstrated a total reserve area of 24,450 SF for Lot 1, which exceeds the required 16,000 SF set
forth in Table 2 of AMC 15.65.180.13. This reserve area is depicted on sheet 3 of the attached drawings.
Lot 2, New Construction
Percolation tests provided a percolation rate of 40 minutes per inch for Lot 2. We arc proposing a
conventional, deep trench system for the proposed new, single-family home. MOA requires 333 SF per
bedroom based on the percolation rate. The proposed home will have 4 bedrooms, this placing the required
drainfield area at 1,332 SF with a 1,250 gallon septic tank. A complete design packet will be submitted for
this property, at a later time, once final plat approval has been granted.
Design will include a 12' deep trench, with 9 feet effective septic rock.
1332 SF / (9' depth X 2 sides) = 74 LF, say 80 LF.
This design is adequate for the reserve drainfield as well. These wastewater components are shown on the
drawings submitted with this narrative.
We have demonstrated a total reserve arca of 27,500 SF for Lot 2, which exceeds the required 16,000 SF set
forth in Table 2 of AMC 15.65.180.13. This reserve area is depicted on sheet 3 of the attached drawings.
Soils and Percolation Testin
A total of three (3) test holes were excavated and perc tested on the two lots to demonstrate the soils ability to support
individual, on-site wastewater disposal systems. The attached soils logs shows the location of the test hole, the soils
found and the percolation rate of the representative strata.
The test hole locations were selected based on the following parameters:
• Locations of adjacent wells and septic systems,
• Likely locations of future driveway and house on Lot 2,
• Potential impacts on surrounding properties.
The soils found were consistent with those exhibited in test holes on the surrounding properties and there was no
indication that there would be any variation across the subject lots. The test holes were monitored on December 9,
2005 and no evidence of any ground water was apparent in any of the test holes. It is unlikely that any groundwater
would be discovered in these monitoring tubes at any time during the year, based on the soil conditions and test holes
performed over the years, at various times, on the surrounding properties.

The site conditions are adequate to support the necessary on-site water and wastewater systems. The development of
this property will not preclude the adjacent properties capacity to construct future water or wastewater systems. 1 am
unaware of any adverse impacts this development would have on any existing adjacent wells or septic systems. If you
