Narrative & Permit Application
Dear Mr. Roth:
Eagle River Engineering Services (ERES) was contacted by the owner of the property noted
above to design a septic system and well to serve a new 3 bedroom house. Two test holes were
excavated on the property by KND Engineers in 2002. The test holes indicated free -draining
soils from 1 to 6 feet below ground surface, with bedrock at 6 feet. No water table was found in
the monitor tubes on April 24, 2006.
Even though the soil percolation test yielded a rate faster than 1 minute per inch, we are
requesting that only a 1' layer of sand be imported. Visual observation of the soil gives ERES
the impression of more than 50% sand if the large cobbles are not figured in. Additionally, a
minimum of 1' of sand will be needed to get 6'separation to bedrock. This will give the sand
layer very near 2' of depth on the downhill edge of the leachfield.
The topography at the leachfield site and replacement site is a consistent 13%-15% toward the
south. However, a steep embankment to the roadway occurs 35' from the edge of our proposed
leachfield. Please see site plan for a visual depiction. By inspection, a theoretical line 2.5 feet
above the effluent pipe invert at a 25% slope will not daylight before the steep slope occurs.
The proposed 3 bedroom septic system and well will have very limited impact on adjacent
properties for the following reasons:
1. The surrounding lots are well laid out, so there is room for wells, septic systems
and alternate sites.
2. Immediate neighboring septic systems are all +20' distance, and no private (or
community) wells within 100' of the proposed septic system.
3. Drainage will not be affected and is not a major consideration in our design.

Installation of this 3 bedroom septic system and well, to our best available knowledge, will not
adversely affect the wells or septic systems or reserve areas on adjacent lots. If you have any

SPECIFICATIONS FOR ON-SITE SEPTIC SYSTEM
LEGAL: Broadwater Heights Lot I1 [dock 3
April 24, 2006
A. GENERAL
1. This well and septic plan is for a 3 bedroom single family residence only.
2. The drawing and or site plan shall be apart of this specification.
3. All materials and workmanship shall meet the Anchorage Department of Health and State Department
of Environmental Conservation requirements.
4. All soil tests are advisory to the design and are to be verified or modified in the field by the engineer.
5. All excavations and depths are advisory and are to be verified in the field by the contractor to meet
Municipality of Anchorage, Department of Environmental Conservation requirements.
6. It is the responsibility of the owner to obtain all necessary permits or easements and to locate any
adjacent multi -family wells.
7. The excavation is to be exactly in the area shown on the site plan, any deviation requires engineer
approval.
8. Any remaining open test hole excavations shall be filled and monitor tube removed.
B. SEPTIC TANK
1. The sewer piping from the house shall be 4" PVC 3034 laid at 2% grade maximum — 1% minimum
and insulated with 2" of burial foam if shallower than 3 R., with 2 ft. minimum.
2. Septic Tank shall be a minimum of 1,000 gallon tank of MOA approved construction, insulated, or
place with 4' of soil cover, min.
C. DRAINFIELD
1. PRIOR TO INSTALLATION OF THE DRAINFIELD, A LICENSED LAND SURVEYOR
SHALL LOCATE AND MARK ALL LOT LINES WITHIN 20' OF THE PROPOSED
PRIMARY DRAINFIELD LOCATION
2. The drainfield is to be placed as shown on the site plan. Contractor shall take extreme care ensure that
10'separtation distance is maintained between trenches, from the lot line, and from the house
foundation.
3. The preparation for the drainfield shall be as follows: All organics shall be removed from the primary
drainfield while leaving the free -draining soils beneath intact. Approximately V of sand shall be
imported to achieve 6' clearance from bedrock and to level the drainfield area. Continuous heavy mil
visqueen shall be placed on the downhill edge of the drainfield full depth from the bottom of the sand
layer to the top of the sewer rock.
4. The bottom of the drainfield excavation shall be level, plus or minus 1.5", prior to placing gravel,
whether on native soil or on imported leveled sand.
5. A V layer of sewer rock shall be placed over the filter sand layer. The 4" perforated drain pipe shall
be on top of this P layer. Six more inches of sewer rock shall be placed next to and over the 4"
distribution pipe as shown in the drainfield cross section. Temporary bracing of the downhill edge of
the drainfield may be required to retain the sewer rock prior to backfilling.

6. The drainfield gravel shall be covered with typar fabric material.
7. Soil or a combination of soil and extruded board insulation to at depth of 3' or equivalent is to be
placed over the lcachfield.
8. The area over the drainficld is to be finish graded or mounded to prevent ponding of surface water
runoff.
9. The downhill edge of the drainficld must capped with organic rich soil and may not exceed a slope of
3' horizontal to V vertical.
10. The septic tank and Icachficld must not be closer than 100' to any existing private well, 150' to any
Class "C" well, or 200 feet to any community well.
