The duplex is served by a private well and the 7-plex is served by a class "C" well. Both buildings are served by public sewer. The existing sewer service line is believed to run south to north along the west property line to the public sewer main in East 67' Avenue. The owner of the referenced property is proposing to subdivide the property into three separate lots. Attached is a site plan and detail drawing showing the proposed subdivision of the lot. The owner is requesting to that two wells be drilled on the north half of the property to serve the two proposed lots on the north half of the property. The owner is proposing to connect the duplex and the 7-plex to public water. As can be seen on the attached drawings, one of the wells will be required to be drilled on the other property and an easement for the well and water line will be required to be shown on the plat. The two proposed north lots will be served by public sewer. It also should be noted that a new sewer service line will be required to be installed to serve the 7- plex to meet all 75 feet separation distance requirement and the other portion of the existing sewer service line is to be professionally located prior to drilling the wells to insure all separation distances will be met.
