Eagle River Engineering Services (EKES) is pleased to present you with this On -Site Wastewater
Disposal Soils Report, for the R. Miller Subdivision, Lot 3. ERES was contracted by Mr. Miller
to perform a soil investigation for the proposed Lot 3 subdivision to determine the feasibility and
suitability of the proposed lot to support on-site wastewater disposal systems.
OVERVIEW
R. Miller Subdivision consists of 3 lots; Lots 1-3, which were formerly Fire Lake Subdivision
Tract G of Lot 3, and Tracts F and G of Lot 4. This subdivision mainly alters the lot boundaries
slightly between the three lots to better accommodate existing structures and access. Mr. Miller
excavated 3 test holes on Lot 3. These test holes were bored with a 12" auger on a bobcat.
These test holes were logged by Chris Wood ofERES in early May, 2006. Soils percolation tests
were performed adjacent to these bore holes, and were hand -dug with a post hole digger, so the
tests could be performed in accordance with proper soils percolation testing procedures in a 6"
diameter hole.
The 12" diameter bore holes were observed on May 15 and 31, 2006 to determine the presence of
any seasonal water table
SUMMARY OF FINDINGS
The following represents a summary of our findings.
R. Miller Subdivision lies near and on the base of a steep mountain, just to the south of Upper
Fire Lake. The proposed subdivision has a sparse cover of birch forest, with occasional spruce
and alder.
The underlying soil encountered on all of the lots can be characterized by being thin layer of silty
sand, with some gravel. UCS classification would consider this soil to be SM -GM. Bedrock is
ready visible all around the proposed wastewater disposal sites, and was found approximately
30" below the ground surface in this area. The topsoil layer is very thin, approximately 2"-4" in
depth.
Satisfactory percolation results were obtained in all test holes. No groundwater was encountered
in any of the test holes on the during our observation period of May, 2006.
No surface water was noted within the confines of Lot 3, nor within 100' of the proposed
wastewater disposal area.
The majority of the Lot 3, R. Miller Subdivision exceeds 25% slope. There is only one area in
the very southeast corner of the lot which does not exceed 25% slope. This area is immediately
adjacent to the existing single family residence on Tract N of BLM Lot 4. This small triangle of
land appears capable of supporting an on-site wastewater treatment system and two alternate sites
with the following limitations.
1) A category III wastewater treatment system shall be utilized and shall be noted on the
Plat.
2) The area available for on-site wastewater treatment does not appear to be capable of
supporting more than the effluent from a 3 bedroom single family residence. Therefore a
1 plat note shall indicate a maximum of 3 bedrooms for Lot 3 on the plat.
3) In order to meet the 50' slope setback requirement, a considerable amount of fill will
need to be imported to fill in an area of 35% slope below the proposed wastewater
disposal area. This fill will be retained by a natural bench immediately below the area of
steep slope, bringing the average slope below the wastewater disposal sites to a 25%
average for 50' as required by Municipal Code. Please see Site Plan for a visual
depiction of this area.
Lot Size exceeds 40,000 square feet (minimum lot size required for installation of an on-site
wastewater disposal system).
ON-SITE WASTEWATER DISPOSAL RECOMMENDATIONS
As noted above, a category III advanced wastewater treatment system shall be utilized, such as an
Advantex system, due to the extremely small area available that meets AMC Chapter 15.65. Due
to the presence of shallow bedrock, approximately 4' of sand will need to be imported for
construction of the primary, and all replacement septic sites as they are constructed.
WATER SUPPLY
Several well logs were obtained in the general area of Lot 3 R. Miller subdivision and have been
included for your review. Additionally, several well flow rates have been performed on these
wells to back up original production rate data. In general, the wells are bedrock wells up to 200'
deep, and produce between 0.35 and 1.5 gallons per minute. We feel that a drilled well on Lot 3
would need to be approximately 200 feet deep, should produce more than 0.35 gallons per
minute, and will not adversely impact the water availability on adjacent lots due to the sparse
spacing of wells in the general vicinity, and the nature of the recharge of this aquifer.
NITRATES
ERES has reviewed Nitrate concentration information for a few of the lots surrounding this
subdivision. ERES does not believe the construction and use of on-site septic systems within the
proposed subdivision will adversely affect the surrounding lots' potable water supplies. Very
low levels of nitrates were found on a few of the lots. This is not uncommon in mountainous
terrain with alder trees present.
LIMITATIONS
Test hole findings reflect local conditions at the test boring locations only,and are subject to
natural variations and changes. Conditions during leachfield installation may be different from
those found in the test holes, and must be designed around accordingly.
