SUBJECT: Comments on Cases due May 12, 2005
The On -Site Water & Wastewater Program has reviewed the following cases and has
these comments:
S11169-1 Anchor Subdivision

1. Proposed Lot 20-C2A will require a sewer main line extension and
connection. The on-site wastewater disposal system shall be
decommissioned permanently by an excavator certified by the On -Site
Water & Wastewater Program. The structure shall connect to public
water and the existing water well shall be permanently
decommissioned by a certified well driller or pump installer.
2. Proposed Lot 20-B 1 A shall connect to public sewer and water. If a
water well exists on this property then it shall be decommissioned
permanently by a certified well driller or pump installer.
2005 —070 A variance from AMC 21.40.080.G.1 to allow a house to encroach into the
front yard setback. Paradise Valley Subdivision Block 9 Lot 19
A permit must be obtained from the On -Site Water & Wastewater
Program to construct a wastewater disposal system and water well prior to
any other approvals being granted to this property. It appears that by
allowing the house to be built in the flat area of the lot will not allow space
for an original and a replacement wastewater disposal system and a water
well.
2005-071 A variance from AMC 21.40.200.6.2 to allow to encroach into the
required yard setback. Parkway Estates Block 1 Lot 5

The Anchorage Water & Wastewater Utility has reviewed the referenced plats and has
the following comments:
S-11369 Anchor Subd, Lots 1 & 2 (Short Plat—adding line) Grid 2034
1. Both parcels have water and sanitary sewer mains available.
2. The existing Lot 4 has water and sewer service connections. New
parcels need separate service lines to maintain public service. Service
lines may not cross property lines.
S-11373 Nadine Lots 20-B1A and 20-C2A (Short Plat— moving line) Grid 2234
1. Proposed parcel 20-C2A would require proof of ownership, a main line
extension with AWWU, connection to the public water main, and
decommissioning of their on-site community well, if public wastewater
service is desired.
2. Proposed parcel 20-B1A needs to provide an as -built of their on -
X property service lines (PS 04-117) before AWWU can approve any
reconfiguration of the parcel.
3. A trunk assessment of approximately $1550 will be levied against
existing parcel 20-B1 or proposed parcel 20-B1A for the 2004 sewer
,Z)connection.
" 4. A 12 -inch water main is available from Nadine Street.
