Box 196650 Anchorage, AK 99519-6650 Subject: Mountain Valley Estates, Lot 10, Block 5 To: Joe Goodall This is a resubmittal for the above-mentioned property; groundwater was measured at 6.5 ft. and was monitored from April 20th through May 20'h to ensure the seasonal high groundwater level was measured. Since the groundwater was measured during this period at a higher depth then previously in August of '06 the system was reduced from a four-bedroom to a three-bedroom system. Also attached are two further percolation tests, which were done in this time period, the worst of the three being a percolation rate of 12 minutes/inch. This new system will not prevent future wastewater and well development on the adjoining lots as the plan shows. The average topography around the drainfield was questioned so a registered land surveyor was hired to shoot a cross section through the area. The overall slope of the area is less then 25 percent running approximately west to east, there are no slope concerns. There are no surface waters within 100 feet of proposed septic system. The MOA drainage along the front of the property should only have seasonal subsurface water and should be from property snowmelt only. Box 196650 Anchorage, AK 99519-6650 Subject: Mountain Valley Estates, Lot 10, Block 5 To Whom It May Concern: There is a subsurface drainage along the front of the parcel that we are requesting a well and septic permit for, this drainage was put in by a Municipality of Anchorage contractor in the last couple years and inspected by Will Pace, an MOA inspector. The drainage consist of 6 in. perforated pipe at approx. 6 ft deep and bone rock cover, this drainage begins approximately 2/3 up gradient from the North East comer of the lot. There is one lot south of the lot in question but Birdsong Drive is not maintained to that lot and this drainage does not extend to that lot at this time. It is not believed that this drainage will never be extended beyond the lot in question. Any water that this drainage pipe would be carrying would be snow and/or rain water and it is not believed to be an issue that would affect the placement if the drainfield which is approx. 75 ft. up gradient from this subsurface road drainage. No surface water was observed in this ditch. Two photos have been included with this letter to show the new drainage work along Bird Song Drive. The drainage ditch consists of an 8" buried culvert with large filter rock covering the entire ditch area and built in the road right-of-way. From the photos you can see the power poles, which are the property corners. None of the septic system will be installed until spring thaw to verify the high water elevation. Box 196650 Anchorage, AK 99519-6650 Subject: Mountain Valley Estates, Lot 10, Block 5 To Whom It May Concern: The submittal comment sheet for the above property dated March 21, 2007 stated the Proposed trench is too close to the top of cut bank or slope greater than 25% and that groundwater monitoring needed to be done through the 15'" of May. The attached cross section of the drainfield should clarify that there is no cutbank or slope greater then 25% within 50 ft. of the proposed trench location. The groundwater monitoring for this property indicates water at 8.5 ft. This depth to water is verified with the surrounding systems already in place and the associated test holes for these systems. Please see the attached plot plan for test hole depths near the property in question. Also attached are the two most recent systems ground water depth paperwork within the subdivision. One test hole was excavated on the southeast comer of the lot. The soils were silty gravel with cobbles to full depth and ground water was encountered at 8.5 R. The pert rate was 8 minutes per inch, which translates into a 5 ft. wide trench, 75 ft. in length with 4 ft. affective depth.
