S-11483-1 Winter Subdivision
Approval of the plat for 18 months subject to the following conditions:
1. Resolving Utility Easements.
2. Dedicating 35' or right-of-way from centerline for Bowery Lane.
3. Submitting an as built survey to Land Use Enforcement verifying
compliance with yard setbacks with respect to proposed lot lines and, if
necessary, establish nonconforming rights for the deck encroaching into
the side yard setback, obtain a variance from the Zoning Board of
Examiners and Appeals, or remove the deck.
4. Establishing legal nonconforming rights with Land Use Enforcement for
the Quonset hut, which is a prohibited structure, and encroaches into
the side yard setback, and may be less than 10 feet from the principle
structure on the property, or remove the Quonset from the property.
5. Submitting information to On-site Water and Wastewater to satisfy the
requirements specified by AMC 21.15, AMC 15.55 and AMC 15.65 for
each lot within this proposed subdivision, which includes, but may not
necessarily be limited to:
�l a. Topographical information.
V l' / b. Documentation for water availability to serve water wells.
e I()106 C. Documentation identifying areas designated for the original and
V I replacement wastewater disposal system sites which meet all
criteria specified in AMC 15.65 including slope and slope setback
requirements.

conducted during high ground water season in either the fall
(October) or Spring (May).
Placing the following note on the plat:
a. No direct vehicular access is permitted from this subdivision onto
Bowery Lane.

This follows our telephone conversation. I have provided additional detail. Water wells in this
area are located in generally favorable water producing glacial moraines.
Wastewater disposal system area for each lot is estimated roughly as 12,000 and 14,000 square

SUBJECT: Comments on Cases due April 27, 2006
The On -Site Water & Wastewater Program has reviewed the following cases and has
these comments:
' S11483-1 Winter Subdivision
Information to satisfy the requirements specified by AMC 21.15, AMC
15.55 and AMC 15.65 must be submitted for each lot within this proposed
subdivision. This information must include, but may not necessarily be
limited to:
1. Soils testing, percolation testing, and ground water monitoring must be
conducted to confirm the suitability for development using on-site
wastewater disposal systems. Ground water monitoring must be
conducted during high ground water season in either the fall (October) or
spring (May).
2. Areas designated for the original and replacement wastewater disposal
system sites must be identified and must meet all criteria specified in
AMC 15.65 including slope and slope setback requirements.

S11484-1 Kirkelie Subdivision
