I am writing to respond to that comment. Comment: "Provide to On -Site Water & Wastewater Program information to satisfy the requirements specified by AMC 21. 15, AMC 15.55 and AMC 15.65 [sic] must be submitted for each lot within this proposed subdivision. This information must include, but may not necessarily be limited to: a. Soils testing, percolation testing and ground water monitoring must be conducted to confirm the suitability for the development using onsite wastewater disposal systems. Ground water monitoring must be conducted during high ground water season in either the fall (October) of spring (may). b. Areas designated for the original and replacement wastewater disposal system sites must be identified and meet all criteria specified in AMC 15.65, including slope and slope setback requirements for each lot. c. Topographic information must be submitted d. Provide documentation for water availability to servewater wells." Response: a. Soil testing, percolation testing and ground water monitoring were performed. See the attached soils logs. The percolation rates vary from 5.3 minutes per inch to 17 minutes per inch. Existing soil information indicates the soil rate is in the 10 to 20 minutes per inch. Ground water was monitored in the spring high water period (May). No ground water was monitored. b. The designated areas for the wastewater disposal system is calculated to be a minimum of 14,000 sf per AMC 15.65.180, Table 2 for a percolation rate of 10 to 20 minutes per inch. The attached drawings show there is the minimum required area on both lots for a wastewater disposal system. There is an existing primary Page 1 of 2 Page 2 of 2 and reserve system on proposed lot 1C-1. There is sufficient area to the east to install additional wastewater disposal system if it becomes necessary. c. Topographic information is provided on Sheet 3 of 5 of the attached packet. The topographic information is based on 1997 mapping performed by the Municipality of Anchorage with a contour interval of 2 feet. d. There is adequate water available for water wells as shown on the attached well logs from the surrounding lots. Typically the wells in this area are 250 to 350 feet deep and have a yield of five to 50 gpm. The well on lot 1C-1 produces seven plus gallons per minute (7+ gpm) with a total depth of 306 feet.
