Record Drawings
Dear Ms. Wockenfuss,
Enclosed you will fmd a revised set of "Record Drawings" for Lot 87B, Dixon Subdivision
(SW070216). We have revised the drawings in response to your comments dated February 8, 2008.
Please note our responses in the order of your review comments:
I . The permanent well pump has not been installed at this time.
2. The casing height as shown in the inspection report is based on actual survey shots taken on the
top of the casing and a point on the ground next to the casing. I'm guessing, the reason it doesn't
match the well report, is that after the well was completed, the ground was disturbed to install the
pittless adapter. I doubt the ground was replaced exactly as it was at the time the well was
completed. In either case, there is adequate height of the casing above the existing ground.
3. All PCV pipe used in the system conforms to D3034 standards. This is stated in Note 3, Sheet 3.
We have added "See note 3, Sheet 3" at several key points on all the drawings. Hope fully this
will clarify the type of pipe used.
4. The new location for the reserve area meets all the MOA codes. On sheet 3, we have provided
dimensions to show that a reserve system can be placed ten feet off the property line while
maintaining a ten foot separation between the existing and the proposed system.
There are no streams or other water bodies that would impact the placement of a leach field in
the area shown. In addition, there is plenty of other areas on the lot for which a septic system
could belocated.
5. We have provided the ground elevation at the test hole on Sheets 4 and 5.
6. During construction, we took care to ensure that we kept the bottom of the system above the
seasonal high water table. Hopefully the information we added to the drawings helps clarify this
point.
7. We have revised our drawing to show that insulation was placed over the top of all the pipes, the
tank, and the leach field.
8. The top soil and seeding has not been completed at this time. It will be completed as soon as
weather permits.

9. We have carefully checked the drawings ensure that all dimensions to fill, total depth and depth
of the pipe correlate between the sheets.
10. We have added notes to sheets 4 and 6 indicating that the tank is a S.T.E.P. septic tank.
I believe you will find the drawings as corrected will comply with the requirements of Title 15. If you

Dear Deborah,
Enclosed you will find sheets 1 thru 6 of the above referenced on-site septic and well design. We have revised
drawings 4 thru 6 in accordance with your review comments dated 8/21/07.
We have relocated the well so that the septic tank is no longer within the proposed well radius. The relocation of
the well does not pose any conflicts with existing or future wells or septic systems on adjacent lots.
This letter is to provide written verification that neither the proposed septic system nor the proposed reserve area
falls within any areas that exceed 10% slope. We have verified this by calculating the slope between actual survey
shots as well as by staking the actual location and visually inspecting the grade.
On sheet 6 of 6, we revised the maximum depth of excavation to 2.2 feet
To be certain that the leach field is running parallel to the contours, we staked the location of the leach field on site
and checked to ensure that we had complied to this requirement. The bed as designed does set parallel to the
existing slopes.

First Review Comments
Dear Ms. Wockenfuss,
Enclosed you will find a revised set of design drawings. We've addressed the review comments dated 8/10/07 as
follows:
Percolation Test:
After review of Table 3.8 of the EPA Design Manual, we realized we had not conducted the
percolation test in accordance with the procedures as outlined for sandy soils. The percolation test
were re -conducted on 8/14/07 and the soil logs have been revised.
2&3. Separation Distances:
We believe these comments refer to the location of the future leach field as shown on our design
drawings. We have moved the septic tank to provide adequate room for the future system.
4. Additional Contours:
We are submitting a half size drawing of the Site Grading Plan which shows the entire site with
contours and the location of the existing well and the septic systems shown. There are no streams
or cut banks within the project area.
5. We have removed the words "Inspection Report" from the Nix 11 drawings.
6. A "scale" has been added to sheet 4.
7. The number of compartments has been changed to two(2).
8. On the typical cross section for the bed system, we have added the dimension for the maximum
excavation depth (2.4 feet).
9. We have added the clean outs and monitoring tubes to the leach field.
10. Existing Standpipe:
This standpipe is the original monitoring tube used to obtain subdivision approval. I have shown
it to reduce the risk that the contractor would mistakenly select this pipe to locate the position of
the proposed field.

Site Narrative
Legal Description: Lot 87B Dixon Subdivision PID No. 018-251-35-000
Existing Conditions:
Lot 87B, Dixon Subdivision is bordered on two sides by developed lots. The lots on the north,
east, and west are immediately adjacent to the subject lot. The lot to the south is
separated from the subject lot by 60' right of way for Nugget lane. Lot 87A, Dixon
Subdivision (sitting immediately west of the subject lot) is undeveloped.
The on-site septic system and well for the lot is based on a four bedroom single family
residential home. The septic system would consist of a 1500 ground S.T.E.P. septic tank
which pumps the fluid to a 15 foot by 50 foot bed system.
Potential Impacts:
Wells:
The only existing well on adjacent properties which impact this lot is located on Lot
88B, Snow Subdivision located immediately east of the subject lot. The location of
this well is shown on the design drawings and the protective well radius does not
adversely impact the subject lot.
The proposed well for Lot 87B, is located 5 feet from the west property line. To
protect a well radius for this proposed well will impact only Lot 87A of Dixon
Subdivision. Based on the topography of the property, the proposed location for this
well will not have an adverse impact for Lot 87A. There will be adequate room for a
well on this property as well as the proposed septic system.
Septic Systems:
The septic systems on the lots to the north and east side of Lot 87B do not pose any
restrictions on the proposed well for the subject lot. The proposed septic system for
this lot will not effect the future placement of septic systems or wells on any of the
surrounding lots.
Drainage:
Surface drainage in this area is generally north to south. The lot slopes at
approximately 6%. The house can be constructed and the lot graded to prevent
any ponding of water over or around the proposed well or septic system. There are
no cup based, streams or other drainage channels (other than along the existing
street) on or adjacent to the property. All disturbed areas will receive top soil and
seeding to prevent erosion.
