The Environmental Services Division, On -Site Services, has reviewed the following case and has
these comments:
S-10554 McBarr Subdivision with variance
No objections.
S-10622 Village View Estates Phase 2
For proposed Tract 1-C: Information to satisfy the requirements specified by AMC 21.15 and
AMC 15.65 must be submitted for each lot of this proposed subdivision. This information must
include, but may not necessarily be limited to:
1. Soils testing, percolation testing and ground water monitoring must be
conducted to confirm the suitability for development using an on-site
wastewater disposal system. Ground water monitoring must be conducted
during high ground water season in either the fall (October) or spring
(April - May).
2. Areas designated for the original and replacement wastewater disposal
system sites must be identified and must meet all criteria specified in
AMC 15.65 including slope and slope setback requirements.
3. Topographical information must be submitted.
4. Supporting documentation on water availability must be provided.

1. Resolving utility easements.

Approval of the plat subject to:
1. Resolving utility easements.
2. Resolving conformance with the approved site plan (Cases 98-172
and S-10334) and the need for revisions to the site plan in
compliance with AO 84-21 based on this plat with DCP&D.
3. Resolving the need for an excavation and fill permit with Public
Works for the work performed on site to date.
4. Amending Plat Note 1 to read: Prior to the development or
subdivision of Tract A -1D, all requirements of AMC 15.65 and AMC
21.15 regarding on-site wastewater disposal systems must be met.
These requirements would include reserve area standards and
slope setback requirements.
5. Submitting the information to satisfies the requirements specified
by AMC 21.15 and AMC 15.65 to DHHS for east lot of the proposed
subdivision to DHHS that includes, but may not necessarily be
limited to the following:

Approval of the plat subject to:
1. Resolving utility easements and verifying with Chugach Electric
Association that adequate easements are provided in conformance
with the Utility Corridor Plan for proposed alignments of electrical
transmission lines.
2. Resolving the following with AWWU:
a. Location of existing water and sanitary sewer line for Lots 3-
7.
b. The need to disconnect any unused and unnecessary water
and sanitary sewer service lines and submission of
necessary documentation for any abandoned service lines.
3. Resolving the need to submit an as -built survey of all
improvements on the property to Land Use Enforcement to verify
compliance with yard setbacks.
4. Providing an 8 -foot visual enhancement landscaping easement
along the south property boundary.
