On-site Water and Wastewater Disposal Subdivision Soils Report
Dear Mr. and Mrs. Klippel and Mr. Roth,
Eagle River Engineering Services (ERES) is pleased to present you with this On -Site Wastewater
Disposal Soils Report, for the proposed Skyline View #I Block 5 Lot 3A and 313 Subdivision.
ERES was contracted by Mr. & Mrs. Klippel to perform a soil investigation for the proposed
subdivision to determine the feasibility and suitability of the proposed lots to support on-site
wastewater disposal systems and private wells.
OVERVIEW
The Skyline View #1 Block 5 Lot 3, subdivision into Lot 3A and 3B consists of splitting the
existing 2.04 acre parcel into 2 halves, Lot 3A and Lot 313. Test holes on each half of the
proposed subdivision were excavated by an excavation contractor, Guaranteed Services, with a
Ilitachi 200 tracked excavator. These test holes were logged by Chris Wood of ERES in early
May, 2007. Soils percolation tests were performed adjacent to these test holes, with water table
monitoring conducted through the end June, 2007
SUMMARY OF FINDINGS
The following represents a summary of our findings.
The proposed lot subdivision lies along the foothills of the Chugach Mountains, near where Little
Peter's Creek flows into the main branch of Peter's Creek. The terrain is consistently sloping
northward, with a few undulations. The proposed subdivision's vegatation consists of a sparse
cover birch and white spruce forest.
The underlying soil encountered can be characterized by being a slightly silty tan sand with some
gravel, underlain with tan sand and gravel with some silt. UCS classification would consider this
soil to be SW, underlain with GM. The topsoil layer was found to be silty and orange-ish in
color and approximately l'in depth. No water table or damp soil was encountered in either test
hole.
Satisfactory percolation results were obtained in both test holes. Because the percolation rate
was found to be faster than 1 minute per inch, a 2' sand layer is required beneath any type of
leachfield, unless it extended into the GM soil layer found deeper. A very deep test hole would
need to be excavated, and a percolation rate greater than 1 minute per inch measured in order to
eliminate the 2' sand layer requirement. No evidence of groundwater was found during our
observation period of May, 2007.
No surface water was noted within the confines this proposed lot subdivision, nor within 200' of
the proposed wastewater disposal area.
The proposed lot subdivision's topography is gently sloping northwest, not exceeding
approximately 8% in the area within the septic reserve areas. One area on lot 3B exceeds 25%,
along the northern lot boundary, however the majority of the lot slopes less than 25% with areas
usable for on-site wastewater systems well in excess of the required 10,000 square feet reserve.
We believe the two proposed lots can safely support a primary and two replacement on-site
wastewater disposal fields, and based on the percolation rate, each lot has 10,000 square feet
minimum available for septic reserve areas.
Lot Size exceeds 40,000 square feet (minimum lot size required for installation of an on-site
wastewater disposal system) on both lots.
ON-SITE WASTEWATER DISPOSAL RECOMMENDATIONS
ERES has confirmed that suitable soils and area exist on both lots conforming to Anchorage
Municipal Code Chapter 15.65, and can provide safe wastewater disposal systems that are
protective of human health and the environment. The leachfields will need to be shallow
drainfields or bed -type systems due to the fast percolation rate of the underlying soil.
Additionally, 2' sand layers should be utilized beneath the sewer rock due to the fast percolation
rate.
WATER SUPPLY
Several well logs were obtained in the general area of this supposed subdivision and have been
included for your review. Well production rates were found to exceed 1/2 gallons per minute.
The lots nearest the subject property were found to be 180 and 285 feet deep, with well
production rates of 3.8 and 6 gallons per minute. To the best of our knowledge, new wells drilled
on these lots will not adversely impact the water availability on adjacent lots due to the sparse
spacing of wells in the general vicinity, and the nature of the recharge of this aquifer from the
snowmelt of the Chugach Mountains nearby.
NITRATES
ERES was able to find some nitrate testing on adjacent lots. The data that we were able to
collect show nitrate as being less than 3.91 mg/L.
LIMITATIONS
Test hole findings reflect local conditions at the test boring locations only, and are subject to
natural variations and changes. Well production rates are approximation only based on adjacent
parcel's well logs. Conditions during leachfield installation may be different from those found in
the test holes, and must be designed around accordingly. Conditions encountered during drilling
of the wells may be different than reported on adjacent parcels.

Health Authority Approval # 040511
During a recent Health Authority Approval on-site inspection and test of the
potable water supply well on Block 5, Lot 2B of Skyline View Addn. #1
subdivision, the well's productivity was determined to be .33 gallons per
minute. The minimum well productivity required by this Department (AMC
15.55) for a 3 -bedroom residence is .31 gallons per minute. Although the
subject well currently exceeds this minimum requirement, all parties
concerned are advised that the production capacity of the well may fluctuate.
Restriction of non-critical water uses such as washing cars and watering
lawns and gardens may be required.
This advisory must be attached to all copies of the subject Health Authority
Approval.

The On -Site Water & Wastewater Program has reviewed the following cases and has
these comments:
S11607-1 Beardsley Subdivision

S11608-1 Anchorage Industrial Park Subdivision

511610-1 Skyline View #1 Subdivision
Information to satisfy the requirements specified by AMC 21.15, AMC
15.55 and AMC 15.65 must be submitted for each lot within this proposed
subdivision. This information must include, but may not necessarily be
limited to:
1. Soils testing, percolation testing, and ground water monitoring must be
conducted to confirm the suitability for development using on-site
wastewater disposal systems. Ground water monitoring must be
conducted during high ground water season in either the fall (October) or
spring (May).
2. Areas designated for the original and replacement wastewater disposal
system sites must be identified and must meet all criteria specified in
AMC 15.65 including slope and slope setback requirements for each lot.
3. Topographical information must be submitted.
4. Provide documentation for water availability to serve water wells.
