On-site Water and Wastewater Disposal Subdivision Soils Report
Dear Mr. Clinton and Mr. Roth,
Eagle River Engineering Services (FRES) is pleased to present you with this On -Site Wastewater
Disposal Soils Report, for the proposed Clinton Subdivision. EKES was contracted by Mr.
Clinton to perform a soil investigation for the proposed subdivision to determine the feasibility
and suitability of the proposed lots to support on-site wastewater disposal systems and private
wells.
OVERVIEW
The Clinton subdivision consists of splitting the existing 2.5 acre parcel into 2 halves, Lot 1 and
Lot 2. There is an existing single family home on lot 1 that is served by an on-site well and
septic system. Test holes were excavated on Lot 2 of the proposed subdivision and were
excavated by Martin Construction, with a rubber tired backhoe with extend -a -hoe. These test
holes were logged by Chris Wood of ERES in early May, 2006. Soils percolation tests were
performed adjacent to these test holes, with water table monitoring conducted through the end of
May, 2006

SUMMARY OF FINDINGS
The following represents a summary of our findings.
Clinton Subdivision lies on the upland bench west of Peter's Creek along Birchwood Loop Road
off of Scenic Dr., South of Jayhawk Dr. The proposed subdivision has a sparse cover birch and
white spruce forest, with occasional cranberry and alder patches.
The underlying soil encountered can be characterized by being brown slightly silty well graded
sand with gravel, underlain by very silty and/or clayey sand. A water tabb was present above
this sitly/clayey layer. UCS classification would consider this soil to be SW or GW. Silt, and/or
sandy clay is present between 4.2 and 9 feet below ground surface as evidenced by the test holes
excavated on the upper part of the property. We believe that the higher up in elevation on the lot
you go, the deeper the water table, with the shallowest water table being present on the west side
of both lots. The topsoil layer was found to be approximately 1'-1.5' in depth.
Satisfactory percolation results were obtained in all test holes. Groundwater was found in all of
the test holes, perched above the underlying silty/clay layers. This groundwater was monitored
during our observation period of May, 2006.
No surface water was noted within the confines this proposed lot subdivision, nor within 100' of
the proposed wastewater disposal area.
The proposed subdivision's topography does not exceeds 25% anywhere within the confines of
the proposed lots.
We believe the two proposed lots can safely support a primary and two replacement on-site
wastewater disposal fields.
Lot Size exceeds 40,000 square feet (minimum lot size required for installation of an on-site
wastewater disposal system) on both lots.
ON-SITE WASTEWATER DISPOSAL RECOMMENDATIONS
ERES has confirmed that suitable soils and area exist on both lots conforming to Anchorage
Municipal Code Chapter 15.65, and can provide a safe wastewater disposal systems that are
protective of human health and the environment. We approximate the leachfield size to be a
shallow drainfield 5' wide X 45' long with 1" effective sewer rock for Lot 2 if located near test
hole # 1, or a bed -type system for if located closer to test hole #2. Lot 1 with the existing single
family home, will most likely require a bed system and possibly a category 3 system if they are
required to upgrade their septic system in the future.
WATER SUPPLY
Several well logs were obtained in the general area of Clinton Subdivision and have been
included for your review. Well production rates appear to be sporadic, ranging from 0.5 gpm, to
20 gpm. Several of the wells are in a shallower gravel deposit on top of bedrock, while others
appears to be a much deeper well in bedrock. We feel that a drilled well on would need to be
approximately 400-500 feet deep, based on the most recent to code well logs from 2003 on BLM
Lot 189. It is not anticipated that a new drilled well will adversely impact the water availability
on adjacent lots due to the sparse spacing of wells in the general vicinity, and the nature of the
recharge of this aquifer.

ERES has found some Nitrate concentration information on the lots surrounding this subdivision.
They very in range from undetectable to 2.3 mg/l. FRES does not believe the construction and
use of an on-site septic system on the proposed lot subdivision will adversely affect the
surrounding lots' potable water supplies due to the protected nature of the well aquifers.
Elevated nitrate levels are not known to exist in this area.
LIMITATIONS
Test hole findings reflect local conditions at the test boring locations only, and are subject to
natural variations and changes. Conditions during leachfield installation may be different from
those found in the test holes, and must be designed around accordingly.
