ARM Septic Services. LLC recently checked the monitoring tubes in the drainfield and found them to be dry. In order to simplify the operation and maintenance of the system, we are proposing that this unit be permanently configured as a CAT II system. Our justifications are as follows: The receiving soils have percolation rates of 5.5 and 48 minutes per inch. If we use the slower percolation rate, a 2.0 gpd/sq.ft. application rate is required for a Cat III system and if we use and average between the two percolation rates (26.75 minute/inch), a 3.0 gpd/sq.ft. application rate would be required for a Cat II system. There is 2 foot of MOA filter sand below the drainrock in this drainfield. After the effluent passes through 2 feet of MOA filter sand, the effluent should meet Cat III effluent quality levels. The residence on this property has a total of 4 -bedrooms, so 300 sq./ft. of absorption area is required for CAT III effluent (600 gpd / 2.0) using the highest percolation rate (48 minute/inch) and 300 sq./ft. of absorption area is required for CAT II effluent (600 gpd / 2.0) if we use the average between the two percolation rates (26.75 minute/inch). The existing 2010 drainfield has 300 sq./ft. of absorption area. In short, the drainfield meets the sizing requirements for 4 - bedrooms with or without the consideration of the sand filter. The Inspection Report shows a 3.0 gpd/sq.ft. application rate, which is conservative, so it should not need to be amended. Three test holes have been excavated on the property. The proposed septic system will be designed around the 30 foot radii of test holes #5B and #5C. Due to the presence of shallow groundwater and the limited area for a proposed septic system, we are proposing that an advanced wastewater be utilized for this property. We are proposing that a 1500 gallon STEP tank, a Quanics Aerocell treatment system and 5-wide type drainfield with 2 foot sand filter be installed. Comments regarding the proposed design are summarized as follows: 1. SOILS: Attached are the logs which shows the soil classifications, groundwater monitoring, and the percolation test results. Since the percolation rates for the test holes ranged from 5.5 to 48 minute/inch, we are proposing to use a 2.0 gallons/day/ft2 application rate for this design. 2. DRAINFIELD DESIGN: See attached design drawing for drainfield specifications. 3. SURFACE WATERS: There are no surface waters within 100 feet of the proposed septic system. 4. TOPOGRAPHY: As can be seen on the attached design drawing, the area around the drainfield a 5 to 10 percent slope running from approximately northeast to southwest. There is a cutbank (slope greater than 25 percent slope) west of the proposed drainfield. Attached is a cross-section of the slope conditions. As can be seen on the detail drawing, at a 25 percent slope 2.5 feet above the top of the proposed drainfield, the slope does not daylight with 50 feet. We are requesting a 35 foot waiver for the alternate site. The area below the drainfield and the cutbank is heavily vegetated and there is minimal concern with the granting of this waiver. 3701 E. Alterations, Installation and Removal of Additional Equipment. Owner aga'ees not to make any alterations, removal of parts or additions to the, AWWTS without a Construction Permit from the Municipality, 6, Maintenance and Repairs. A. Th~'oughout the term of this Memorm~dum of Understanding, the Owner shall maintain AWWTS in good repair. In addition, it shall be the responsibility of the Owner during the term of this Memorandum of UtMersttmding, and any extensions or renewals thereof, at the owner's sole expense, to pay lbr any and all: (1) repair(s), (2) maintenance, (3) adjustment(s), (4) replacement costs, and (5) inspection costs. Further, Owner agrees to comply will all applicable ordinance, laws, regulations, rules and orders for the AWWTS. B. Owner agrees to provide the Municipality a written schedule of routine maintenance and repairs which have been performed on the system pm:suant to the terms and conditions contained in tlxe Owner's AWWTS Operating Permit. This schedule shall be submitted to the Municipality atmually upon thc renewal of the permit. Owner agrees that any sale or transfer of title of the property will not occur without a new Certificate of On-Site Systems Approval. G. Owner agrees that the relevant provisions of the stm, dard specil~cation guidebook *bt AWWTS is the governing professional guidelines for the construction, maintenance and repair oCthe Owner's AWWTS. 7. Nonwaiver. The failure of either party at any time to enforce a provision of this Memoranclum o1' Understanding shall in no way constitute a waiver of the provisions, nor in any way el'l~ct the validity of the Memorandum of Understanding or any part hereo±; or the right of such party thereafter to ent:'orce eacb and every provision hereof. 8. Amendment. A. The laws of the State of Alaska shall govern the rights and obligations of' the parties under this Memorandum of Understanding. 10. Severabilitv. z. Any provisions of this Memorandum of Understanding decreed invalid by a court of competent jurisdiction shall not invalidate the remaining provisions of the Memorandum of Understanding.
