The existing septic system consists of a 1500 gallon S.T.E.P. tank and 185 feet of drainfield. The 1500 S.T.E.P. tank is currently leaking and the homeowner would like to replace it. We are proposing that a new 1500 gallon S.T.E.P. tank be installed in the same area as the existing septic tank. The contractor is to field verify that the new tank will be installed outside all 100 foot well radii. The tank was found to have 6.5 feet of cover. The drain field was found to have 2.3 feet of cover. The inspection report does not specify if the field has insulation so a minimum of one foot (1.0') of fill will need to be added to obtain a total of three feet (3.0') of cover. The house had been dry for a period longer than 90 days. The field was presoaked in accordance with standard engineering practices to re -hydrate the field. The field monitor tube was dry priorto beginning the adequacy test after the presoak period. Water was added into the monitor tube at an average rate of 5.5 gallons per minute (GPM) for 110 minutes. Liquid depths were monitored in the field monitor tube. The liquid level in the monitor tube did not rise with the introduction of 619 gallons of water. All of the cleanouts on the drain field are broken at the invert. We are recommending this to get fixed. Separation distances were measured and found to meet all requirements. The floats on the lift station were tested. The pump operated when the float was raised. We tested the alarm float, but were unable to determine if the alarm was operating properly due to the alarm being inside and out of ear shot. Well. This property is served by a private well. The MoA File did not have a well log for this property. We searched the State of Alaska's WELT site and did not turn up a well log for this property. The total depth is unknown from the well log. We did find a pump installation log for this well when a new pump was installed in August of 2013. The pump inlet is set at 230 feet below the top of the casing. PES measured a static water level of 193 feet below the top of the casing on the date of the test. Water was drawn from Mailing: P.O. PES concludes that the well can produce in excess of 5.5 gpm. Water samples were taken on 7/27/2015 and analyzed at SGS. Nitrates were 2.10 mg/L, Arsenic was not detected, and bacteria results were negative for coliform and a -coli bacteria, all within the recommended levels. Conclusion: Based on the test this septic system appears to meet the code and operational requirements of the MoA for a 4 bedroom house. However, we will need to have the cover added to the drain field before the COSA is approved and we recommend that the cleanouts be repaired. PES also recommends that the interior alarm be verified. SPECIAL NOTE: In conducting an adequacy test, I attempt to provide a thorough, conscientious engineering analysis of the system in accordance with MoA and ADEC guidelines and regulations. The reported results describe the performance of the system under the conditions encountered at the time of the test, and separation distances measured to readily identifiable features. The operational life of all wells and septic systems depend on the local soil condition, ground water levels that may fluctuate during the year, and the water usage of the family being served by the system. These conditions are outside the control of the evaluator of this system. All systems eventually fail and satisfactory test results do not guarantee future performance of the system, nor do they guarantee that there are no hidden defects or encroachments. Therefore we cannot provide any warranty for future performance, nor can we estimate remaining life of the system. The content of this report is for the sole benefit of the owner listed above. He is a lifelong Alaskan with more than 24 years of engineering and construction experience. Mr. Pannone's background includes experience in survey, design, construction, testing, and monitoring of engineered projects. He has worked all over the state of Alaska, including extensive time in the arctic and remote regions. He takes a practical approach to design, taking into account how and who is going to be doing the construction. He has hands on experience in the construction of water and wastewater systems, buildings and large earth works projects. Mr. Pannone is a certified ADEC water/wastewater designer and sanitary surveyor. Mr. Pannone is the founder of Pannone Engineering Services, LLC., this privately owned company was founded in February of 1991. The company has specialized in the design, testing and installation of on-site water and wastewater systems. Pannone Engineering Services, LLC have performed engineering designs, analysis and evaluations of water and wastewater systems throughout Alaska.
