Comments: This investigation was completed in compliance with MOA guidelines, regulations,
and best industry practices / methods. The assessment of the condition of the well and septic
applies only to the conditions as of the day tested. The flow and absorption rates may change
due to subsurface conditions that may not be observed from the surface, changes in land use,
local soil characteristics, groundwater levels that may fluctuate during the year, quality of
construction (workmanship & materials), the water usage of the family being served by the
system and maintenance. The operational life of all well and septic systems are subject to
these various and dynamic characteristics and are outside the control of the evaluator of the
well and septic system. Therefore, any or NO estimate of how long a system will function satisfactory
for current or future occupants or guarantee that no unseen encroachments, deficiencies or

septic sites.
Immediate neighboring septic systems are all +30' distance.
Reserve space is adequate, due to absorption capacity.
Drainage will not be affected and is not a major consideration in our design.

SPECIFICATIONS FOR ON-SITE SEPTIC SYSTEM

A. GENERAL
1. The well and septic plan are for a single family residence only.
2. The drawing and or site plan shall be a part of this specification.
3. All materials and workmanship shall meet the Anchorage Department of Health and State
Department of Environmental Conservation requirements.
4. Ali soil tests are advisory to the design and are to be verified or modified in the field by the engineer.
5. All excavations and depths are advisory and are to be verified in the field by the contractor to meet
Municipality of Anchorage, Department of Environmental Consen~ation requirements.
6. It is the responsibility of the owner to obtain all necessary permits or easements and to locate any
adjacent multi-family wells.
7. The excavation is to be exactly in the area shown on the site plan, any deviation requires engineer
approval.
8. It is always recommended that a surveyor locate the nearest lot line position and the location of any
easements.
9. Any remaining open test hole excavations shall be filled.
B. SEPTIC TANK
1. The existing septic tank shall be removed and replaced,~iy a tank with a minimum capacity of 1000
gallons and be of MOA approved design.
C. TRENCH
1. The trench is to follow the natural land contour to maintain uniform total depth of the trench bottom.
2. The bottom of the trench shall be level, plus or minus 1.5".
3. The total depth of the trench excavation is not to exceed 7 at any point.
4. The sewer line is to replace the existing sewer line that leads to the existing trench. The effluent line
within the trench shall be laid level within 0.03'.
5. The trench gravel is to be covered with typar fabric material.
6. Soil or combination of soil and extruded board insulation to a depth of 3' or equivalent is to be placed
over the leachfield.
7. The area over the trench is to be finish graded to prevent ponding of surface water runoff.
8. The septic tank and leachfield must not be closer than I00' to any existing private well, 150' to any
Class "C" well, or 200 feet to any community well.
RECOMMENDED LEACHFIELD DIMENSIONS:
TOTAL DEPTH = 7' GRAVEL DEPTH = 4.5' under pipe, 2" over pipe

GENERAL
The well and septic plan are for a single family residence only.
2. The drawing and or site plan shall be a part of this specification.
All materials and workmanship shall meet the Anchorage Department of
Health and State Department Of Environmental Conservation require-
ments.
Ail soil tests are advisory to the design and are to be verified or
modified in the field by the engineer.
Ail excavations and depths are advisory and are to be verified or
modified in the field by the contractor to meet Municipality of
Anchorage, Department of Environmental Oonservation requirements.
6. It is the reeponsibility of the owner to obtain ail necessary permits
or easements and to locate any adjacent multi-family weiie.
?, The excavation is to be exactly in the area ehown on the site plan,
any deviation requires engineer approval.
It is aiwaye recommended that a surveyor locate the nearest lot line
position and the location of any eaeements.
TRENCH
1. The trench is to follow the natural land contour to maintain uniform
total depth of the trench bottom.
2. The bottom of -the trench shall be level, plus or minus 1.5".
The total depth of the trench excavation is not to exceed 7' at any
point.
4. The sewer line is to replace the existing sewer line that leads to the
existing pit.
5. The trench gravel is to be covered with typar fabric material.
Soil Or combination of soil and extruded board insulation to a depth
of 4' or equivalent is to be placed over the leachfield.
7· The area over the trench is to be finish graded to prevent ponding of
surface water runoff.
The septic tank and leachfield must not be closer than 100' to any
existing private well, 150' to any Class "C" well, or 200 feet to any
community well.

Per your request of July 9, 1979, we conducted a test of the sanitary sewer
system on the above described property.
1000 gallons were pm~ped from the septic tank prior to the performance of the
test on the seepage pit. During the test the liquid level in the seepage pit
was monitored as 1000 gallons were removed and 1000 gallons were pumped back
into the seepage pit to the inlet level. All liquid levels were measured
below the top of the standpipe and are shown in the following table:

The average specific capacity is 30.3 gallons per inch° After twenty four
hours the liquid level was measured again at 5 feet 2 inches. It had dropped
10 inches. This indicates an average effluent acceptance rate of 303 gallons
per day for the surrounding soils. If the 2 bedroom residence on the
property is to house 4 people, the average load on the system can be expected
to be 300 gallons per day. We can therefore conclude that the system is
disposing of effluent at an adequate rate for a 2 bedroom residence.

Reference Lot 24, Eagle River Ranchettes property, owneo by Mr. Marvin
Moore.
An.adequacy test was conducted on the sewer system (septic tank and
seepage pit) located on the referenced property on 30 and 31 March 1979.
The septic tank was pumped and verified to have a capacity of 1,000
'gallons. The seeoage pit appeared to b~ full .of water. I: had approxi-
mately 800 gallons removed from the pit, The pit'was then recharged with
900 gallons of water which left water standing in the clean-out pipe.
At the end of 24 hours, water was still standing in the clean-out pipe.
As a result, it Can be concluded that: (1) the clean-out pipe has been
shoved down into the crib making an accurate measurement impossible, or
(2) the system has completely failed.
It is recommended that, after break-up, excavation of the crib should be
performed to determine 'the exact depth of the clean-out pipe. If it has
been extended into the crib, it should be raised to the top of the crib
and a new adequacy test performed. It is estimated that this could cost
approximately $300 to $400, including the adequa%y test. If St is found
that the system has i:aii~d, then an upgrading ef the system will be
required. It is estimated that the system can be upgraded at a cost of
approximately $1500, providing that soils are suitable for the installa-
tion of a leaching trench.
