We reviewed my soils data and a topographic map and then disussed on-site sewage disposal and curtain drain options. Based on your department's concerns, I understand that the current owners have three options for selling and/or subdividing the property. Those options are: Sell the entire 20 acre tract as is with no improvements. Install extensive curtain drains to lower the ground water to a level that will allow "conventional" on-site disposal systems for each subsequent lot. Perform percolation and soils tests on each proposed lot. Divide the tract into 4 each, 5 acre tracts. Install curtain drains on each 5 acre piece to lower the ground water in an area large enough for a disposal system. If the final monitored ground water level is still too high for "conventional" systems but is low enough to construct a mound above a permeable layer you will approve the subdivision plat with notes similar to the following. 1. Approved for mound type sewage disposal system for single family residence on 5 acres. 2. Resubdivision shall require additional soils testing and possible lowering of ground water. 3.
