Dear Mr. Wilkins:
This letter is to provide you with a proposed wastewater disposal plan for the above referenced
property, located within the Municipality of Anchorage (MOA). Our site work to date has shown
that in order to install an onsite septic system on this lot it is required that you maintain a 100 feet
setback to the drainage easement that passes through the lot. And it does not appear possible
to achieve that goal with the existing available area of the lot in relation to the drainage
easement.
It is proposed that in order to install an onsite septic system a culvert be installed within the
drainage easement, the length of which will be completely encompassed within the 100 feet
setback to the proposed location of the onsite septic system bed (including replacement bed).
This would mean that there will be no open flow of water inside of the 100 feet setbacks to all
parts of the septic system.
The attached drawing shows the proposed 18-inch CPP (corregated plastic pipe) culvert to be
installed in the drainage easement. The drawing also shows the proposed layout of the house
and the septic system, including the septic tank and drainfield beds (see attached). The 100-feet
setbacks from all portions of the septic system are shown on the drawing, and the culvert is
shown to extend beyond those setbacks. The house and the septic system are also shown to be
outside of the 30 feet drainage easement setback, as well as the 10 feet property line setbacks.
All the MOA-required setbacks for onsite septic systems have also been taken into consideration.
It should be noted that this design must be approved by MOA prior to construction. The
dimensions listed on the drawing are based on dimensions taken from the plat and from field
measurements using hand-held instruments. It is recommended that prior to construction all
locations and setbacks be staked by surveyors.

Dear Mt. Poet:
The owner of the above referenced lot is proposing to construct a 3-bedroom single
family dwelling (see attached Site Plan). The proposed dwelling is to be served by a
community water system and a private septic system. With this letter we are requesting
plan review and a permit to install an onsite septic system to serve the proposed
development.
DESIGN SUMMARY
Soils
A test hole was excavated on 9/13/04, and a monitor tube installed. A percolation test
was conducted in the same location. The attached Soirs Log - Percolation Test form
shows the approximate location of the test hole, labeled TH #1. The soils were rated in
the field as SP, sand with gravel. The percolation test indicates a soil percolation rate of
13.3 minutes per inch which translates to a wastewater application rate of 0.5 gpd/sqft for
an absorption bed system.
Groundwater seeps were encountered at 8.5 feet below ground surface during the initial
excavation of the test hole. On 10/15/04, the monitor tube was probed and groundwater
was detected at 5.99 feet below ground surface. A setback of 4 feet is applied between
the elevation of the bottom of the proposed bed and the high groundwater elevation.
Equivalent cover of 4 feet will be achieved over all portions of the SAS, including the
septic tank and bed.
The owner of the property has excavated numerous areas of this lot and stated the soil
conditions are consistent throughout the lot. We are proposing that at the time of
installation of the drainfield, a test hole will be dug in the area of the replacement field,
and at that time a percolation test be conducted and a groundwater monitor tube be
installed for verification of groundwater levels.

Trench Design
The following is a summary of the proposed design of the bed SAS:
Pemolation rate: 13.3 minutes/inch
Soil application rate: 0.5 gpd/sqft
Number of bedrooms: 3
Daily wastewater flow: 450 gpd
Drainfield: absorption bed
Septic tank: 1,000 gallons
Minimum absorption area: 900 sqft
Total depth (max): 1.99 ft
Length: 60 ft
Width: 15 ft
Effective absorption area: 900 sqfl
Topography
The subject lot slopes evenly frem northeast to southwest, with the west portion of the lot
rising sharply. There are no downslopes 25% or greater within 50 feet of the proposed
SAS.
Surface Water
There is a 30 feet drainage easement that passes through the lot following the slope
contours (see attached Site Plan). This easement flows with surface water drainage frem
offsite. The owner is proposing to install an 18-inch CPP (Corregated Plastic Pipe)
culvert within the easement, to take up all flow that is potentially within 100 feet of the
proposed SAS. The attached Site Plan shows 100 feet setback radii frem all corners of
the original and replacement SAS. The culvert will extend beyond all 100 feet setbacks,
therefore there will be no surface water within 100 feet of the SAS.
Surrounding Properties
This property will be served by a community water system that serves the parent
subdivision. We are unaware of any adverse impacts this installation would have on
adjacent wells or septic systems. If you have any questions regarding this report or its
