Box 196650, Anchorage, Ak 99519-6650 (907) 343-7904 Ref: Response to Comment Sheet for Roseberry Park Estates; Lot 12, Block 2, Mr. Crewdson: The following is our response to the 5/9/2013 Comments for the reference property: ~ "Bedroom Counts:" - We have talk to the contractor building the house and the homeowner and builder have decided to make the house with 4 bedrooms. We have revised the design letter, site .~,,slan, and design drawing to reflect this change. eptic Tank - Size:" - A 1500 gallon STEP tank is required for a 4 bedroom residence. We have revised the design letter and design drawing to reflect this. ~l~'~Drainfield - Cover Depth:" - There is already a note on the design drawing that states when insulation is needed. ~. "Drainfield - Lot Line Waiver:" - We have added the request for the 1 foot lot line waiver to the application and design letter. The 5 foot lot line waiver to the north property line is no longer i/~r~rqUired with changing the syste,rn design to 4 bedrooms. ainfield - South Slope Waiver: - We have provided a cross section for the slope waiver to the South. Since we have revised the design for a 4 bedroom system, we no longer require a slope 6. 'Drainfleld - Adjacent Driveway:" - We have revised the design to show th~ drainfleld 10 feet .,~ from the North property line. There is a house located on the Patnode Homestead Tract and it is our understanding that it currently has legal access through Roseberry Park Estates; Block 3, Lots 2 and 3. It is reasonable to believe that the platted access will never be used for driveway a?cess. and the cress section detail drawing has been eliminated. ~ 'ROW Backslope - Retaining Wall:" - We are no longer requesting a slope waiver to the steep slope and the cross section detail drawing has been eliminated. The retaining wall does not affect the septic system design. ~.
