Subsurface conditions including shallow groundwater have made it impossible to place a water service to the structure. We are therefore requesting a permit be issued to construct a private well on the lot. The location of the well is shown on the attached Site Plan. The lot is surrounded by the AWWU sewer system and a new service will be extended to the home. The lot is small however and the location of the well is critical. The well will be placed along the north property line near the back of the house to be constructed on the lot. At this location it is less than 100' from the sewer manhole near the southeast corner. It is also less than 75' from the sewer mains near the east and south property lines. A waiver requesting the separation distances be waived to the actual distances is attached. The lot to the south and the lots to the east are served by the AWWU sewer and water systems. The location of the well and the proposed location of the house and sewer service on the lot will not impact adjacent properties. If the well and sewer service are constructed in accordance with our design the following statements apply: The well, if constructed as designed, will have no adverse impact on the wells in the area or those to be constructed in the future. The well, if constructed as designed, will have no adverse impact on existing septic systems in the area or those to be constructed in the future. 3. A well must therefore be placed on the lot. Three sewer mains are in close proximity of the lot and separation distance waivers between the well and sewer mains are required to allow placement of the well. The attached drawing shows the location of the well on the lot along with its respective 25', 75' and 100' protective radii. The manholes, sewer mains and sewer service are also shown. A tabulation of separation distances from the well to each sanitary sewer facility is also provided. The sewer mains and manholes are in good to excellent condition and were constructed to the specifications of the Municipality of Anchorage and the Anchorage Water and Wastewater Utility. No record of maintenance issues in the area could be found. The well has yet to be constructed on the lot so no information is available as to the total depth. Conversations with Dave Harper of Alpine Drilling indicate the well will probably be 100' deep. The well will be constructed to requirements governed by the Anchorage Municipal Code. The well will also be grouted the entire depth to preclude the intrusion of surface water to the aquifer. This depth is greater than the 20' typically required. An 8" casing will be placed with the second 6" casing placed inside. The annular space will be filled with bentonite pellets and the outside 8' casing removed, Water quality tests will be completed on the well once it is operational to verify the lack of nitrate/nitrite content.
