Proposed Well and Septic System Replacement
To whom it may concern,
My wife and I are the owners of this property and we intend on installing a new septic system
to replace our current system that is undocumented with the municipality. I am a registered
civil engineer in Alaska and will be providing the design, inspection and documentation for the
new system.
Our intent is to subdivide this property in the near future. During the initial stages of
subdividing it came to our attention that the existing septic system is not documented with the
MOA. In order keep the subdivision process going and considering the age of the existing tank,
we have opted to install a replacement system. The new tank will be located in approximately
the same location as the existing tank, as shown on the attached site plan. In preparation to
subdividing we also intend on installing a new well for the existing house as the current well will
ultimately be located on the newly created lot. We are requesting a permit be issued for the
construction of a new well and septic system to serve the existing home. The attached area
map, site plan and back up documentation depict the locations of the proposed improvements
as well as the surrounding wells and septic systems.
The ground surface of our lot and the surrounding lots is generally flat. In the area of the
proposed septic there is a slight 0-1% slope to the southwest. The drainage pattern will not be
altered as a result of this work. The south and east ROW / utility easement will be located by a
registered land surveyor prior to the beginning of work on the proposed well and septic system.
The test holes advanced in the vicinity of the septic system showed organic silty sand down to
approximately 1 ft followed by silty sand and sandy gravel down to 4.5 feet bgs. Poorly graded
sandy gravels / gravelly sands were found between 4.5 feet and 17 feet (BOH). The percolation
rate of the soil was determined to be 1-5 minutes per inch. No groundwater was found during
the excavation of the test holes nor during the monitoring period. An application rate of 1.2
gallons per day per square foot was used in the design of the disposal field. We are proposing
to place new 1,250-gallon septic tank and a 40-ft by 2.5-ft wide by 6.5-ft effective depth
absorption trench to treat and dispose of the effluent generated in the house. The elevation of
the distribution line and the new tank will be approximately 4.5 feet below finished grade. The
trench will be excavated down to approximately :[1 feet, backfilled with washed sewer rock and
capped with a separation geotextile to prevent comingling of imported rock and fill.
The new septic system will be located more than 100 feet from all wells and surface water.
I am unaware of any adverse impacts this installation would have on adjacent well or septic
