Septic System Design and Permit Application
Impacts to Adjacent Properties
Dear Onsite Services Engineer:
The existing septic system on Lot 19, Block F, Timberlux Subdivision is nearing the end
of its useful life and must be replaced. We are therefore requesting a permit be issued
for the construction of a new septic system to serve the three-bedroom home on the lot.
The attached Site Plan and backup documentation identify the location and
configuration of the existing well and proposed septic system. Also identified on the
plans are the locations of the well and septic systems on the adjacent properties.
Drainage arrows are shown indicating the current patterns. The drainage patterns will
be maintained after construction.
The test hole placed on the lot during the construction of the original system indicates
poorly graded silty sand with varying amounts of gravel in the area of the new
absorption trench. The percolation rate for this material is 30 minutes per inch.
Groundwater was found during placement of the test hole at 11.5' below the surface.
The elevation of the distribution line in the absorption trenches will be 3' below the
surface and the total depth will be 7' to provide sufficient separation from groundwater.
A Bull Run Flow Diver[er Valve will be placed to tie in the existing absorption system for
future use. The valve will be placed after the two post tank cleanouts. A lot line waiver
will be required as the new trench will be within 1' of the eastern lot line.
The ground surface on the lot slopes at varying grades from the west to the east in the
area of the new absorption trench; The trench will be constructed parallel with the
slope as much as possible in conformance with Municipal requirements. The new
septic system will be constructed a minimum of 100' from the existing well on the lot
and the existing wells on the adjacent lots. It will also be constructed a minimum of
100' from any surface water in the area.
If the system is constructed in accordance with our design the following statements
apply:

patterns in the area. The current drainage pattern will be maintained.

Dear On Site Services Engineer:
The septic system on Lot 19, Block F, Timberlux Subdivision must be upgraded to
replace the existing failed system. It was imperative to place the new absorption trench
a minimum of 10' from the existing trench to meet the requirements of the Municipal
ordinance. Very little area is available on the lot due to the location of the well on the
lot and on adjacent properties. We are therefore requesting a waiver be granted
allowing a small portion of the trench to be constructed at 1' from the eastern line. A
majority of the new trench will be a minimum of 10' from the lot line. The existing trench
system will be left in place for possible future use.
Placement of the new absorption trench at the proposed location does not impact wells
or adjacent septic systems. We therefore recommend a waiver be issued allowing the
new trench to be constructed at 1' from the east property line.
