I am still waiting for the engineer to get me a resubmittal to address my other review comments for OSPI 51290, but this
checks off one of them. Once | get those corrections, that will close out USP1S129O.
Asfor O5P151287 if the septic that was to serve the proposed house hasn't been installed, we would expire the
permit. In the future, if you proceed with building the house, the septic permit would need to be renewed and reviewed
against our new code. In addition, it appears that the well only produced 0.12 gallons per minutes, which is only enough
for aIbedroom residence. So that would need to be addressed in the future if a 2+ bedroom house was going to be

Septic Svstem Owner -installer Agreement
A real estate property owner (Owner) may install their own septic system
The department may issue an approval for a homeowner to perform work on a conventional
(not AVWVTS) on-site wastewater disposal system to serve that individual's owner -occupied,
single-family or duplex home if the homeowner satisfies and agrees to the following
requirements.
The property owner and excavation equipment operator may perform work on no more than
one owner installed project in a 12 -month period.

A lot is being developed. This is a large lot with 50' ROW's. A 4-bedroom house and shop will
each have a separate septic system. The shop will be sized at 3-bedrooms.
A water well is also being sited. No conflicts exist with the neighboring lots. A number of soil
tests in the area reveal sandy soil with gravel and no groundwater. The design calls for two 5'-
wide trenches. Two new soil tests were completed to verify the soil. The entire area is on wells
and septic systems. The terrain slope is flat.
Please review the wastewater system designs and well site. I have included design plans & specs,
design guidelines, & soil tests. If there is need for additional information or clarification please
give me a call.

Wastewater System Sizing: T~s is a new 4-be&oom, single t~ily home. 2 sep[tic
systems ~i1 be b~lt; for house ~d shop. Most neighbor lots ~e developed. These lots
~e large ~d ~e se~ed by private water wells. No adverse impacts ~e expected from
development. No conflicts to the other lots will t&e place by this septic system
construc6on. The easements ~e located on the &awing and are not encroached upon. Soil
tests revealed sandy soil wi~ low silt. 2 soil tests were identical. ~ application rate ot
1.2 GPD/FT~ with 0.5 re&ction factor for utilizing a 5' wi& ~ench. House Trench
Length = 500 FT~/5'x .5 re&ction factor = 50'; 1 line ~ 50'. Shop Trench Length: 375
FTa/5'x .5 re&etlon factor = 3g'; 1 line ~ 38'. No bedrock was encountered or
groundwater was enco~tered. 1250 GMlon t~ for house, 1000 gallon t~ for shop.
Specification Requirements: All components ~d work must comply with the
Municipality ot ~chorage Specifications (AMC) & State otAlaska DriVing Water
Regulations and Wastewater Reg~ations.
