Subject: Request for Renewal OSP151319 Septic Installation Proposal Revised Narrative AK Rim Engineering Project#: 18-00252 To whom it may concern, The subject property is currently undeveloped. The owner is proposing to construct a 4 bedroom single family home on the property, served by a private well and a conventional septic system. The design narrative is summarized as follows: GENERAL SITE PLAN AND SEPARATIONS: All surrounding properties are served by private wells and septic systems. See the attached site plan showing proximity to surrounding properties wells and septic systems. There are no surface waters within 100' of the proposed septic system. The proposed well site is over 100 feet from any adjacent septic system or other potential sources of contamination. The site plan has somewhat changed since 2015, see attached site plan. The property owner plans to construct the home upgradient of the septic system. No changes in the location of the.well or septic system is proposed. Per the updated MOA CHAPTER 15.65 WASTEWATER DISPOSAL NOTE: The northwest corner of the property is listed as Class C wetlands under the Anchorage Wetlands Management Plan designations. There is sufficient vegetated land between the proposed developments and the wetlands to prevent contamination or filling of the wetlands. SOIL CONDITIONS: On 9/8/2015,a testhole was excavated and logged by Alaska Rim Engineering. No groundwater was encountered in this testhole. Based upon the percolation test results,we are proposing an application rate of 1.2 gpd/ft2. On 5/14/2018 no ground water was present in the monitoring tube. DRAINFIELD DESIGN: The proposed drainfield will consist of a deep trench type drainfield. There is sufficient area for an identical alternate site to be installed within the 30 foot radius of the testhole. TOPOGRAPHY: The general topography of the lot is 5-10%running east to west. In short, there are no slope concerns. LOT LINE WAIVER: Due to site and topography constraints, we are requesting that you waive the distance from drainfield to lot line to 5 feet. The septic system on the adjacent lot to the north is over 100' from the property line in question. In short, granting of this waiver should not adversely affect existing or future septic facilities on the neighboring lot. Subject: Septic Installation Proposal Narrative AK Rim Engineering Project #: 15-00825 To whom it may concern, The subject property is currently undeveloped. The general contractor is proposing to construct a 4 bedroom single family home on the property, served by a private well and a conventional septic system. The design narrative is summarized as follows: GENERAL SITE PLAN AND SEPARATIONS: All surrounding properties are served by private wells and septic systems. See the attached site plan showing proximity to surrounding properties wells and septic systems. There are no surface waters within 100' of the proposed septic system. The proposed well site is over 100 feet from any adjacent septic system or other potential sources of contamination. NOTE: The northwest corner of the property is listed as Class C wetlands under the Anchorage Wetlands Management Plan designations. There is sufficient vegetated land between the proposed developmc'nts and the wetlands to prevent contamination or filling of the wetlands. SOIL CONDITIONS: On 9/8/2015, a testhole was excavated and logged by Alaska Rim Engineering. No groundwater was encountered in this testhole. Based upon the percolation test results, we are proposing an application rate of 1.2 gpd/ft2. DRAINFIELD DESIGN: The proposed drainfield will consist of a deep trench type drainfield. There is sufficient area for an identical alternate site to be installed within the 30 foot radius of the testhole. See attached design drawing for the primary and alternate site locations and specifications. TOPOGRAPHY: The general topography of the lot is 5-10% running east to west. In short, there are no slope concerns. LOT LINE WAIVER: Due to site and topography constraints, we are requesting that you waive the distance from drainfield to lot line to 5 feet. In short, granting of this waiver should not adversely affect existing or future septic facilities on the neighboring lot.
