SITE NARATIVE
1. PROPOSED DEVELOPMENT:
THE OWNER IS PROPOSING TO CONSTRUCT A SINGLE FAMILY, FOUR (4)BEDROOM HOUSE ON A 16.5 ACRE LOT WITH A DOMESTIC
WATER WELL AND A STANDARD "DEEP TRENCH" ON-SITE WASTEWATER SYSTEM.
2. ADJACENT PROPERTIES:
THE PROPOSED SEPTIC SYSTEM IS LOCATED OVER 123' FROM THE ADJACENT PROPERTY TO THE WEST (TRACT 1. BLUE SKY
ESTATES, 13.8 ACRES) 450' FROM THE ADJACENT LOT TO THE NORTH (CHUGACH STATE PARK); 452' FROM THE ADJACENT
PROPERTY TO THE EAST (A VERY LARGE UNDEVELOPED TRACT), AND 87' FROM THE ADJACENT UNDEVELOPED PROPERTY TO
THE SOUTH (LOT 2, RAVINE FOREST ESTATES, 4 ACRES).
3. TOPOGRAPHY:
THE TOPOGRAPHY THROUGH OUT THE 16.5 ACRE PARCEL IS FAIRLY UNIFORM (ABOUT 14%) AND SLOPES FROM THE SOUTHEAST
TO THE NORTHWEST. THERE IS A STREAM WHICH RUNS NEAR AND ALONG THE EASTER PROPERTY LINE AND DRAINS TOWARD
THE NORTH.
THE SLOPE OF THE LAND IN THE AREA OF THE PROPOSED ABSORPTION FIELD IS UNDER
4. EXISTING WELLS:
PUBLIC RECORDS INDICATE THAT WELLS IN THE AREA ARE FINDING WATER BETWEEN 200' AND 390'. YIELD IN THESE WELLS
VARY BETWEEN 1.6 AND 6 GALLONS PER MINUTE. DUE TO THE LOW DENSITY OF DEVELOPMENT IN THIS AREA, THE PROPOSED
WELL SHOULD BE ABLE TO PROVIDE THE REQUIRED FLOW WITH OUT ADVERSE IMPACT TO ANY OF THE ADJACENT WELLS. THE
100' PROTECTIVE WELL RADIUS WILL NOT IMPACT ADJACENT PROPERTIES.
5. SOiL AND WATER TABLE CONDITIONS:
A SINGLE TEST HOLE WAS DUG TO A DEPTH OF 16.2 FEET. THE SOILS WERE UNIFORM FOR THE FULL DEPTH OF THE TEST PIT;
CONSISTING OF SITLY SANDY GRAVEL (ABOUT 12% SITLY). THE PERCOLATION RATE WAS MEASURED AT 8 MINUTES PER INCH.
THE WATER TABLE WAS MON[TURED OVER A 13 MONTH PERIOD WHICH ENCOMPASSED THE MONTHS WITH THE HIGHEST
PRECIPITATION. NO GROUND WATER WAS NOTED DURNG ANY OF THE INSPECTIONS.
THIS SITE WiLL SUPPORT AN ON SITE WASTEWATER DISPOSAL SYSTEM FOR THE SPECIFIED HOUSE. CARE SHOULD BE TAKEN
DURING CONSTRUCTION TO PROTECT THE SIDE WALLS OF THE TRENCHS FROM SMEARING WHICH CAN OCCUR WHEN THE SIL3Y
CONTENT IS A HIGH AS NOTED. THE SIDEWALLS SHOULD BE SCARIFIED TO ENSURE THAT THE PERCOLATION RATES IS
MAINTAINED.
6. SEPTIC SYSTEMS:
THERE ARE NO EXISTING SEPTIC SYSTEMS WITHIN 200' OF THE PROPERTY LINE. THE PROPOSED SYSTEM WILL NOT ADVERSELY
IMPACT ANY OF THE ADJACENT PROPERTIES,
7~ DRAINAGE CHANNEL, PONDS & STREAMS:
THERE IS A STREAM WHICH RUNS SOUTH TO NORTH LOCATED ALONG THE EASTERLY SIDE OF THE SUBJECT LOT. THE
PROPOSED SEPTIC SYSTEM IS LOCATED MORE THAN 500' FROM THE STREAM. THERE ARE NO OTHER STREAMS, PONDS, OR
DRAINAGE CHANNELS WITHIN 200' OF THE PROPOSED SEPTIC SYSTEM,

4 ANY DEVIATION FROM THE DESIGN MUST BE AUTHORIZED BY THE ENGINEER AND APPROVED BY THE MUNICIPALITY
PRIOR TO ITS INCORPORATION INTO THE SYSTEM.
5 CONTRACTOR TO LOCATE ALL UNDERGROUND UTILITIES, PROPERTY LINES, EXISTING WELLS, WATERWAYS,
SURFACE AND SUBSURFACE DRAINAGE FACILITIES, LAKES, PONDS, AND OTHER FACILITIES REQUIRING
SEPARATION DISTANCES FROM THE PROPOSED SEPTIC SYSTEM.
6 CONTRACTOR TO STAKE PROPOSED SYSTEM & NOTIFY THE ENGINEER OF ANY OBSERVED
CONFLICTS PRIOR TO CONSTRUCTION. STAKE LOCATION OF EACH TRENCH END. NOTE DEPTH OF CUT ON LATH.
CONTRACTOR SHALL HAVE SURVEY LEVEL AND ROD SET UP ON SITE DURING CONSTRUCTION.
7 CONTRACTOR TO NOTIFY THE ENGINEER AND DHHS 24 HOURS PRIOR TO COMMENCING WITH CONSTRUCTION.
8 A MINIMUM OF THREE SITE VISITS ARE REQUIRED BY THE ENGINEER. THE FIRST VISIT SHALL BE OF THE SUBGRADE
PRIOR TO PLACING THE SEWER ROCK. THE SECOND VISIT SHALL BE AFTER THE PLACEMENT OF
SEWER ROCK, DISTRIBUTION PIPING, STANDPIPES, AND OTHER COMPONENTS AS SPECIFIED. THE THIRD
VISIT SHALL BE AFTER THE WORK IS COMPLETED.
9 CONTRACTOR SHALL DELIVER TO THE ENGINEER A SET OF RED-LINED, AS-BUILT DRAWINGS SHOWING ALL DATA
AS SPECIFIED IN SEC. 15.65.F.2, 3, 4. 5, 6 OF MUNICIPAL WASTEWATER DISPOSAL CODE WITHIN FIVE DAYS OF
THE FINAL VISIT. INVERTS AND SWING TIE LOCATES SHALL BE TO THE NEAREST TENTH OF A FOOT.
THESE AS-BUILTS SHALL BE USED BY THE ENGINEER TO PREPARE AND SUBMIT RECORD DRAWINGS TO THE
MUNICIPALITY.
10 ALL EXCAVATION DEPTHS ARE ADVISORY. THEY ARE TO BE VERIFIED BY THE ENGINEER BASED ON ACTUAL FIELD
CONDITIONS AT THE TIME OF CONSTRUCTION AND MAY BE MODIFIED BY THE ENGINEER IF ACTUAL FIELD CONDITIONS
VARY FROM THOSE USED TO PREPARE THE DESIGN.
1 1 BOTTOM OF TRENCH EXCAVATION SHALL BE LEVEL. SIDEWALLS SHALL BE SCARIFIED. RECORD
ELEVATIONS AT BEGINNING, MIDDLE, AND END OF TRENCH BOTTOM.
12 PLACE THE SEWER ROCK TO THE SPECIFIED DEPTHS. DO NOT CONTAMINATE SEWER ROCK.
LEVEL ROCK SURFACE TO ± 0.1' PRIOR TO INSTALLING THE PERFORATED PIPE.

ALL PIPE SHALL BE PVC CONFORMING TO ASTM D5034. ALL JOINTS SHALL BE SEALED WITH APPROVED GLUE.
CLEANOUTS SHALL BE INSTALLED AT THE END(S) OF THE TRENCH(S). 4" MONITORING TUBE(S) SHALL BE
INSTALLED AT THE END OF TRENCH, AS SHOWN ON PLANS.
14 COVER THE DISTRIBUTION PIPE WITH MIN 2" SEWER ROCK, BEFORE PLACING INSULATION AND/OR GEOTEXTILE,
FILL, AND TOPSOIL.
15 MINIMUM SOIL COVER SHALL BE 4 FEET OVER THE PIPE AND 4 FEET OVER THE SEPTIC TANK.
16 AN APPROVED GEOTEXTILE FABRIC SHALL BE INSTALLED BETWEEN THE SEWER ROCK AND THE
BACKFILL.
17 MATERIAL USED AS FILL SHALL BE CLEAN AND FREE OF ORGANICS, TRASH AND CONSTRUCTION DEBRIS.
18 SLOPE ALL FILL MATERIAL AND TOPSOIL TO DRAIN AWAY FROM LEACH FIELD AT 2% MIN. SLOPE, AND IN SUCH A
MANNER THAT PONDING AT OR NEAR THE DRAIN FIELD & WELL DOES NOT OCCUR. THE FILL SHALL BE LEFT 6"
HIGHER THAN SHOWN TO ALLOW FOR SET'rLEMENT. THE TOP 4" OF COVER SHALL BE TOPSOIL. SEED SURFACE
AFTER COMPLETING INSTALLATION AS PER MUNICIPAL SPECS.
19 CONTRACTOR TO BE RESPONSIBLE FOR THE REMOVAL AND DISPOSAL OF CONTAMINATED MATERIAL FROM THE

Septic System Owner-installer Agreement
A real estate property owner (Owner) may install their own septic system.
The department may issue an approval for a homeowner to perform work on a conventional
(not AVVWTS) on-site wastewater disposal system to serve that individual's owner-occupied,
single-family or duplex home if the homeowner satisfies and agrees to the following
requirements.
The property owner and excavation equipment operator may perform work on no more than
one owner installed project in a 12-month pedod.
