Ref: Proposed Well and Septic System for Valley Edge S/D; Lot 3A
To whom it may concern:
A well and septic permit for this property was issued on June 6, 2015 (Permit #
OSP151177) and the permit has since expired. A new contractor is proposing to build a
house on this property. According to the contractor, the new house will have 5 bedrooms.
We have updated the house location on our site plan and design drawings based upon
the new plot plan that was provided to us by the contractor. We have recently logged a
third test hole on the property and the drainfields have been designed to be installed with
the 30 foot radius of TH#3. The design criteria of the drainfields has not changed since
the 2015 design. We have revised the design to to reflect the new drainfield location and
to utilize a 1500 gallon steel septic tank per the request of the contractor. The well location
has also been revised and is shown in the location the contractor has requested. A layout
was performed on 2/13/2019 during the excavation of the new test hole, and It was stated
by the contractor that the staked proposed well location was 110+ feet to all neighboring
septic standpipes. This proposed 5 bedroom house will be served by a private well and
septic system. Several test holes have been excavated on the property and the alternate
site for the drainfields have been designed around the 30 foot radii of test holes #1 and
#2. Comments regarding the design are summarized as follows:
1. SOILS: See the attached soil logs which show the soil classifications, groundwater
monitoring, and the percolation test results.
2. DRAINFIELD DESIGN: See attached design drawing for drainfield specifications.
3. SURFACE WATERS: There are no surface water concerns. The streams and stream
channels were surveyed during the platting process. In the past, we have walked 100+
feet away in all directions from the proposed drainfield areas and did not find any standing
water or marshy areas. The proposed septic system will be installed over 100 feet away
from all platted streams and stream channels.

4. TOPOGRAPHY: As can be seen on the attached topography drawing, the average
topography around the proposed drainfields is 10-15%. The topography 100 foot downhill
of from the proposed drainfields is generally less than 25 percent with some small areas
that have slopes that are up to 40 percent. Given the depth of the proposed drainfields
and that the proposed invert of the distribution lines will 3 to 3.5 feet below the existing
grade, these small sloped areas with 40% slopes should be a non-factor.
We are unaware of any adverse impacts this installation would have on adjacent wells or

The proposed 5 bedroom house will be served by a private well and septic system.
Several test holes have been excavated on the property. We are proposing that a 1500
gallon septic tank and dual 5 -wide drainfields be installed on the property. The drainfields
are designed around 30 foot radii of test holes #1 and #2. Comments regarding the design
are summarized as follows:
1. SOILS: See the attached soil logs which show the soil classifications, groundwater
monitoring, and the percolation test results.
2. DRAINFIELD DESIGN: See attached design drawing for drainfield specifications.
3. SURFACE WATERS: There are no surface water concerns. The streams and stream
channels were surveyed during the platting process. We have walked 100+ feet away in
all directions from the test holes and did not find any standing water or marshy areas. The
proposed septic system will be installed over 100 feet away from all platted stream and
stream channels.
4. TOPOGRAPHY: As can be seen on the attached topography drawing, the average
topography around the proposed drainfield is 10-15%.
We are unaware of any adverse impacts this installation would have on adjacent wells or

As certified by my seal affixed hereto and as of the validation date shown below, 1 verify that my
investigation, based on procedures outlined in the Certificate of On -Site Systems Approval Guidelines for this application,
shows that the on-site water supply and/or wastewater disposal system is (are) safe, functional and adequate
for the number of bedrooms and type of structure indicated herein. 1 further verify that based on the
information obtained from the Municipality of Anchorage files and from my investigation and inspection, the
on-site water supply and/or wastewater disposal system is(are) in compliance with all applicable Municipal
and State codes, ordinances, and regulations in effect at the time of installation.

In conducting this evaluation, GEG provided an engineering evaluation of the well and/or septic system in accordance with the
guidelines and regulations established by the Municipality of Anchorage and industry practices. The reported results describe the
condition of the systems on the datels of the evaluation. Separation distances were measured to readilyidendrrable features.
Hidden defects or encroachments may exist that were not identified during the evaluation. The operational life of all wells and septic
systems depend on a variety of variables including, but not limited to, soil conditions, groundwater levels (that may fluctuate during
the year), quality of construction (materials and workmanship), and the water usage of the family utilizing the system/s. These
conditions can vary, and are outside the control of GEG. satisfactory test results do not guarantee future performance of the
systems; therefore, GEG makes no warranty (express or implied) regarding the future performance of the well or septic system.
GEG makes no representation whether an alternative well or septic system can be installed on the property in the event either of the
current systems fail. The content of this report is for the sole benerd of the person/party who retained GEG. Reliance upon the
information provided in this report by any other person or party, including but not limited to subsequent property purchasers, is not
authorized. In short, GEG disavows any legal duty to anyone other than the person/party who paid for this report.
