Water Availability Report
You contacted PES to determine if there is adequate water for the proposed subdivision. This report will detail
my findings.
PES researched the record information of the lots surrounding the proposed lot. The Selkregg & Vuetor
Subdivisions are a remaining area that is on private water and wastewater systems. The wells in this area were
mostly drilled in the early 1960's and 70's. The MoA did not have well logs for many of the lots, so PES
performed a site investigation to determine depth and static water levels.
The wells in these subdivisions are typically 100 to 175 feet deep. The static water levels range between 55 and
70 feet deep. The existing well flow data that was available showed that the wells with record data could produce
approximately 15 gallons per minute.
Based on the record research and field data we collected, there appears to be adequate water available for the
proposed subdivision. The well will be approximately 175 feet deep and will produce between 10 and 15 gallons
a minute, which is above the minimum requirement established by the MoA well Code (AMC 15.55).

Soils Investigation
Your contacted me to log a soils test hole to determine the suitability of the lot for an on-site wastewater disposal
system and to determine the on-site disposal reserved area required by the Municipality of Anchorage for a
subdivision. The soils investigation was conducted on November 17, 2011. One test hole was excavated on the lot
on that date. The attached soil log shows the soils that we encountered. The lot is currently vacant. The intent of
the investigation was to determine if the soils are acceptable for an on-site wastewater disposal system. The soil
we encountered in the test pit was a layer of silty sand and gravel, with pockets of silt, beneath this layer was a
layer of gray silt. The silty sand at a depth between 4 and 5 feet was found to have a percolation rate of 17.5
minutes per inch. No groundwater was observed in the test hole and water monitoring is ongoing. We did not
encounter bedrock in the test pit. The lot consists of a realitivly flat area above a steep slope approximately 20
feet high, and a lower area below the slope that with a grade approximately 5-7 percent to the west. Chester Lake
is located approximately 190' from the western property line.
In conclusion, the soils investigation shows that a conventional wastewater system and a wide trench type soil
absorption system will be adequate for the this property based on the percolation test performed and the ground
water monitoring conducted to date. I would recommend a deep trench 5' wide, with 4' of effective depth, by
100' long. A well will need to be drilled on the lot,. The septic system must be located at least 100' from any
wells on this lot or the surrounding lots, and from any surface water. Municipality of Anchorage Wastewater
Code, 15.65.180 Subdivision Standards for Lots to be Served by On-Site Disposal Systems requires 14,000
square feet of area to be reserved for a septic system on lots with a percolation rate from 12-24 minutes per inch..
