Soil tests for the subdivision revealed bedrock at about a 10 foot depth. Bedrock at this depth in this portion of the mountain is not unexpected. At this elevation a thin lateral moraine is present. A large unconsolidated strata does exist at the Wallace Homestead site; this is generally along an alluvial flow where sediments have built up over time. Due to the thin unconsolidated strata, the expected aquifer will be bedrock. Bedrock aquifers in this area generally do not produce large amounts of water, but many times will yield sufficient flow for a residential household. Success has been achieved by hydro-fracture of bedrock water wells to increase well yield. Other methods of increasing flow also are available. Well information for four bedrock water wells along Timberline Drive is included. Flow rates are typical for bedrock water wells. Two neighboring well logs, drilled by M-W Drilling are also included. These also are typical bedrock wells. These wells tend to be deep wells, which has an added benefit of providing underground storage. Mount Baldy Estates can be expected to have similar success with bedrock water wells. The wells can be expected to be deep, and hydro-fracture may increase yield. The lots are large enough to attempt secondary wells if insufficient water is discovered. We do not expect any impact to neighboring water wells due to the nature of the large lots. Draw-down from each residential water well could be expected to be localized to a radius that is located on the individual property. The relatively small flow requirements for a single family residential property can be expected to not adversely impact the local aquifer. Job 05-294.11 Dear Mr. Caywood: Water levels were rechecked in the standpipes at the referenced sites and cross slopes measured within 50 feet of each test pit location on June 10, 2005 by Mr. Russell Hepner, E.I.T. of our firm. Standpipes in Test Pits 1, 2, 3 and 6 were dry, with no water. Water was observed at depths of 6 feet below the ground surface at Lots 4 and 5. This subdivision is located at or above the tree line on north western facing slopes on Skylme Drive above Eagle River. Spring break up is later than in the lower areas of Anchorage and Eagle River due to the higher elevation. Surface melt water had run into the excavations at Lots 4 and 5 accounting for water in the pipes. New test pits were dug and new standpipes installed within 15 feet of the original holes at these locations on June 17, 2005. The soil profiles were essentially the same as in the original Test Pits. Holes were dry on June 17, and June 25, 2005. Cross slopes were measured both up and down slope within 50 feet at each test pit location using conventional survey techniques.
