Ref: Proposed Well and Septic System for Mt. Baldy Estates S/D Phase 1; Lot 5
To whom it may concern:
The proposed 4 bedroom house is to be served by a private well and septic system. Two test hole
were excavated on the property. The primary drainfield and alternate site have been designed around
the 30 foot radii of these test holes. We are proposing that a 1250 gallon septic tank and dual 5 -wide
shallow trenches be installed for this property. The proposed well is to be drilled as shown on the
attached site plan. Comments regarding the design are summarized as follows:
1. SOILS: See the attached log which shows the soil classifications, groundwater monitoring, and
the percolation test results. The percolation rate for TH#1 was 7.5 minutes/inch and percolation rate
for TH#2 was 4.2 minutes/inch. Based upon the percolation rates, the allowable application rate for
TH#1 is 0.8 gpd/sq.ft. and TH#2 is 1.2 gpd/sq.ft. Since the majority of the proposed drainfields are
within the 30 foot radius of TH#2, which has a better percolation rate than TH#2, we propose using an
average application rate of 1.0 gpd/sq.ft. for this design.
2. DRAINFIELD DESIGN: See attached design drawing for drainfield specifications.
3. SURFACE WATERS: There are no surface water concerns.
4. TOPOGRAPHY AND SLOPE WAIVER: Based upon the topography information provided by
Gastaldi Land Surveying, the topography in the area of the proposed drainfield ranges from 10 to 15
percent running approximately Southeast to Northwest. The grade changes approximately 15 feet
downhill to approximate 30% slope. We are requesting a slope waiver for 15 feet to this slope. As you
can see on the attached cross section detail drawing (page 3 of 3), the 25% imaginary slope line
starting 2 feet above the top of the distribution line does not daylight 30+ feet downhill of the proposed
drainfield. Given the porosity of the soils and the fact that the entire area below the drainfield is heavily
vegetated, it is our opinion that there is minimal risk with the granting of this waivers.
We are unaware Of any adverse impacts this installation would have on adjacent wells or septic

Ms Wockenfuss:
The following is your comment with our response:
1. Show the access easement that's located at the south property line. – Based upon our records
research of the Alaska State Recorders Office, the only easement we found not shown on the
plat is a 15' MEA Right -of -Way easement. We have revised the 200 scale site plan and 40
scale design drawing to show this easement.
2. For the slope waiver, the Engineers Bulletin requires the effluent to daylight at
least 35' from the trench. Can something from the proposed code be used to
justify it? – We are proposing to use the Approved Revisions to the
wastewater code for this installation. We have attached a copy of the Steep
slope disposal fields section for you review (pages 29 & 30 of 62). Based
upon this code, Deep Trench and Wide Trench disposal field may be
installed on slope greater than 26 percent, but less than 46 percent. Our
proposed design is using a Wide trench, with a maximum effective depth of
6 inches with the distribution pipe invert being less than 36 inches below
the top of the natural organic layer measured on the downhill side of the
excavation as stated in "Exception" in this code section. As can be seen on
the profile drawing of page 3 of 3, we are proposing to excavate 3 feet deep
both on the uphill and downhill side of the trenches and then we are
proposing that leveling sand filter be installed. The meets requirement #1 of
this section. We have already provide the pertinent geological, geotechnical,
and hydraulic information necessary to justify the requested separation
distance. This meets requirement #2 of this section. In addition to this, we
have also revised our design to add additional flow splitters and multiple
inlet point on the drainfields to evenly distribute the flow across the
drainfield. This will insure the flow is not concentrated in one or two areas
in the drainfield and provide further justification for this waiver. Based upon
these justifications, it is our opinion that we have provided sufficient
information to grant this waiver.

3. The ground at the alternate site appears to drop 3' along the trench. Please address. — We have
revised the alternate location further to the east so that it does not show this drop across the
alternate site.
4. The alternate site needs to be included in the waiver request. —We have revised the profile
drawing the show the alternate site. We have showed an impermeable barrier along the
downhill side and ends of the proposed drainfield to extend to the bottom of the drainrock.
This will allow for us to start the 25% imaginary slope line at this elevation and the imaginary
slope light does not daylight 35 feet downhill from this drainfield. Based upon this, this will
meet the current code and we are requesting a 0 foot slope waiver to a slope greater than 25
percent for the alternate site.
5. Please add the slope of the driveway. — We have not been hired to perform a driveway design.
The proposed driveways are upgradient from the proposed drainfield and will require fill to be
placed in order for it to be installed. In short, the drivewayls will not adversely impact the
installation of the septic system.
